Weidner Apartment Homes is an apartment owner and operator based in Kirkland, Washington. W. Dean Weidner founded it in 1977. It owns and runs communities across US states and Canadian provinces, and describes itself as a real estate investment and property management company.

The founder died in March 2026. Before his death he placed ownership of the company in the Weidner Purpose Trust.

Weidner buys mostly existing mid-size and large apartment communities, with some development. In Dallas-Fort Worth it started in the city of Dallas in 2021 with Arpeggio in Victory Park, after already owning other Texas communities. Since then it has bought in Uptown, Cityplace, Lakewood, the Farmers Market district, Farmers Branch, Lewisville and McKinney. Its DFW holdings mix 1980s garden communities with recent midrise and high-rise buildings.

We found no affordable housing division or income-restricted portfolio. Weidner calls itself a market-rate housing provider. In Alaska, where it has operated since 1981, it funds affordable housing and homelessness work: in 2023 it joined the Anchorage Affordable Housing and Land Trust to help turn a downtown hotel into housing for low-income residents, and it helped fund rental assistance at a tax-credit project in Fairbanks.

Our summary

In February 2026 Weidner Property Management LLC settled claims by the Arizona Attorney General. Arizona had alleged that the firm helped inflate rents through revenue management software. Weidner agreed to fund rental assistance and to stop using tools that rely on competitors' private data, and it admitted no wrongdoing. The release says Weidner had already ended its RealPage revenue management contracts.

About the leadership

Jack O'Connor was named CEO in 2019. He joined in 2005 as vice president of operations and became chief operating officer in 2010. Lonna Torchia joined in 2007 and rose through regional and operations roles to executive vice president. Ben Katon, who joined in 2003 after working at Porsche and Conseco Finance, became chief capital markets officer in 2024. Kevin Colard joined in 2006, worked up through finance and acquisitions, joined the executive team in 2016 and became chief investment officer in 2020. Yong Zhou leads accounting. Zhou joined in 2022 after finance roles that included DaVita and Russell Investments, and joined the executive team in 2025.

The firm's team page, as seen in September 2026, lists its senior leaders as executive directors, covering capital markets, strategy, investments, corporate and strategic services, operations, asset management, and accounting and tax. Robert Carr leads operations. He joined in 1997 after working at Fuller Management and served as a regional director and regional vice president. Eric Moselle leads strategy. He was earlier the firm's chief economist and chief risk officer, left in 2015 to be a partner at Digitalchemy, and returned in 2016. Peter Kim leads corporate and strategic services. Contact-database profiles say he joined in 2014 from the University of Washington and served as the firm's chief information officer. Jodie Wade is vice president of software and business systems. Greg Cerbana leads public relations and government affairs. He joined in 2005 and managed the firm's Washington portfolio before starting that department. Before Weidner he worked at a national REIT and a regional third-party manager.

Josh Draughn led marketing and customer experience after earlier marketing roles at Riverstone Residential (now Greystar) and Cortland. A February 2026 trade report says he has joined Hillpointe, so he may no longer be at Weidner.

In Dallas-Fort Worth, Jes Karl is regional director. She has been with Weidner since 2014. The firm's careers page says she started as a summer intern and moved up through its manager-in-training program.

Our notes on performance and fees

No public information was found on Weidner's occupancy, rent growth, net operating income, collections, resident retention, turn times or capital spending. As a private owner it does not publish operating results.

The one published metric is from a vendor: a 2024 Rentgrata case study reports that Weidner lowered its marketing cost per move-in after adopting Rentgrata's platform. This is a vendor claim, not an audited figure.

No public information was found on what Weidner would charge an outside owner. It manages its own buildings, so there is no published management fee.

Resident fees are listed for two of its Dallas communities, Cityplace Heights and Arpeggio. Both show the same schedule: an application fee, a security deposit that varies by unit, and pet fees made up of a one-time fee, a pet deposit and monthly pet rent. Residents pay these fees, not the owner. The listings say more unit-specific fees may apply.

Cityplace Heights advertises all-in pricing: one total monthly price, with optional add-ons such as parking and pets. We did not confirm whether Weidner uses this pricing across its portfolio.

Our notes on technology

Weidner runs its portfolio on Yardi Voyager, according to a Yardi press release announcing that Weidner Investment Services chose Voyager with Yardi's hosted service for its US and Canadian properties. That release dates from when the firm operated in four western states, so it is not recent, but residents still use Yardi's RentCafe portal under a Weidner-branded login, which runs on Voyager.

Leasing runs on Yardi CRM, according to a 2026 job posting for its remote national leasing team. A 2024 vendor case study says Weidner rolled out Rentgrata, a tool that connects prospects with current residents, across nearly all of its communities, with Rentgrata drawing on Yardi activity data to track leads.

For AI, Weidner's central leasing contact center uses Grotto AI, which prompts agents during live prospect calls and coaches them afterward. A 2026 Grotto case study credits it with a large rise in calls that turn into tours. This is a vendor claim, not an audited figure.

Weidner formerly used RealPage revenue management software and ended those contracts before its February 2026 Arizona settlement. We found no public information on what pricing tool, if any, replaced it, or on its business intelligence tools.

Weidner has grown steadily through acquisitions. It rose on the NMHC list of the largest US apartment owners, from 44th in 2012 to 12th in 2024. Its own press releases show the portfolio growing each time it announced a senior appointment, in 2019 and again in 2020. It entered Charlotte, its first East Coast market, around 2024, and expanded into South Carolina in January 2026 with a purchase in Fort Mill, near Charlotte. In December 2025 it bought Via6, a two-tower high-rise across from Amazon's headquarters in Seattle, which local press called the region's largest apartment sale in three years. DFW has been an active buying market since 2021, with purchases in each year from 2021 to 2025. In 2025 the firm also became sole owner of the Colorado Springs Switchbacks FC soccer club.

Weidner is privately held. Since 2026 it is owned by the Weidner Purpose Trust, governed by a board of trustees. Before that, a 2019 company presentation said the founder controlled all of Weidner Apartment Homes and its management company, Weidner Property Management LLC.

In that presentation Weidner described itself as in essence a private REIT. It said it holds properties for the long term, reinvests its earnings instead of paying them out, and finances purchases with cash flow, refinancing, bank lines and long-term fixed-rate property mortgages from agencies, banks and insurers. Its staff count and portfolio value from that presentation are firm estimates from 2019 and may be out of date.

It manages the buildings it owns. We found no evidence that it offers fee management to outside owners. So a lender or owner should treat it as an owner-operator, not a third-party manager.
