01Overview

Camden Property Trust is a Houston-based real estate investment trust that develops, owns and operates apartment communities, mostly in Sun Belt metros. It is listed on the New York Stock Exchange as CPT and is part of the S&P 500. The trust was formed in Texas in 1993; its founders, Ric Campo and Keith Oden, started the predecessor business in the early 1980s. Its communities in Dallas, Plano, Addison, Richardson and the mid-cities carry the Camden name.

Our summary

Camden is a defendant in several government cases alleging that landlords used RealPage pricing software to coordinate rents. These include suits by the DC Attorney General (2023), the Arizona Attorney General (2024), the U.S. Department of Justice with ten states (January 2025), the North Carolina Attorney General (2025) and the Maryland Attorney General (added in 2026). Camden says these suits are without merit. In April 2026 it agreed to pay $53 million to settle the private class action on the same issue, without admitting liability. No cyber incident was disclosed in its mid-2026 filing.

About the leadership

Alex Jessett became Chief Executive Officer in March 2026 and joined the board. He joined Camden in 1999 after starting his career in real estate lending at Comerica Bank of Texas, and was previously President and CFO. Laurie Baker, with Camden since 1999 and previously a vice president at Walden Residential Properties, became President and Chief Operating Officer. She oversees property operations, asset management, revenue and business intelligence, IT, marketing and customer experience. Ben Fraker, with Camden since 2000 and also from Comerica's real estate lending group, became CFO and Treasurer.

Travis Oden, Senior Vice President of Operations, runs day-to-day portfolio operations, including asset management, facilities, revenue management, shared services and business intelligence. He joined Camden in 2009 from Ernst & Young, where he was a staff auditor, and earlier led Camden's fund and asset management work on repositions and joint venture funds.

Kristy Simonette, with Camden since 2003, is Senior Vice President of Strategic Services and Chief Information Officer, covering IT, marketing, ancillary income and the contact center. Stanley Jones, with Camden since 2007 after working at Capmark, was promoted from Vice President to Senior Vice President of Real Estate Investments in late 2024, succeeding a retiring executive. He leads development, acquisitions and dispositions.

Co-founders Ric Campo (Executive Chairman) and Keith Oden (Executive Vice Chairman) started Camden's predecessor in 1982 and remain on the board. Both came from Century Development Corporation, a Houston real estate developer. Oden began as a management consultant at Deloitte, Haskins and Sells in 1979 and joined Century in 1981, where he became Director of Financial Planning.

In Dallas, Camden runs a regional office on Canton Street. A local apartment association directory lists district managers there and Dawn Mathwig, Vice President of Operations Support, who was one of Camden's division vice presidents (Central division) in 2009. No public regional vice president for DFW was found.

  • Funnel CRM and AI leasing agent rollout. Funnel announced in January 2022 that Camden had deployed its full product suite, including its CRM, across its portfolio, after serving as development partner for Funnel's Amplify AI virtual leasing agent. Camden's CIO was quoted on reducing repetitive leasing tasks.[27]
  • Chirp smart access sold to RealPage. Camden developed the Chirp smart access system for gates, doors and units, sold it to RealPage, and in September 2020 agreed to deploy RealPage CommunityConnect smart access across 50,000 units by the end of 2021.[28][29]
  • YieldStar revenue management sold to RealPage. In July 2002 Camden sold its YieldStar revenue management system to RealPage and signed a seven-year contract for RealPage's OneSite property management system, while continuing to use YieldStar.[31][32]
Our notes on performance and fees

Camden reports occupancy, same-property revenue, expenses and NOI, resident turnover, bad debt and capital spending in its SEC filings and earnings calls. In mid-2026 it reported high occupancy, slightly negative year-over-year same-property revenue and NOI, and modest expense growth, excluding California. Resident turnover was lower in 2025 than in 2024 and flat year over year in mid-2026, and renewals were signed at modest increases. Bad debt fell in 2026 and management expected it to improve further after the California exit.

Camden does not publish a portfolio-wide unit turn time. On its Q3 2025 earnings call, management said the average days a Dallas apartment sat vacant had shortened from the prior quarter. These are the company's own reported figures.

Camden manages its own communities rather than offering fee management to outside owners, so no public owner-paid management fee rates were found. Its SEC filings say it earns property and asset management fees from joint ventures it invests in, but they do not state the rates.

For residents, Camden publishes fee schedules community by community, and amounts vary. One published schedule shows a one-time application fee per applicant. Camden says most of its communities require 60 days' notice and one month's rent to break a lease early. At Camden Addison in DFW, an internet and cable technology package is built into the total monthly rent.

Our notes on technology

Camden has run RealPage's OneSite property management system since choosing it in 2002. A Multifamily Executive article describes a retention tool it built with RealPage inside OneSite. Camden built the YieldStar revenue management system and sold it to RealPage in 2002 while continuing to use it. The antitrust cases above concern landlords' use of RealPage revenue management software. RealPage also features Camden as a user of its AI resident screening product.

For leasing, Camden adopted Funnel's CRM across its portfolio. It was also the development partner for Funnel's AI virtual leasing agent, announced in 2022. It developed the Chirp smart access system, sold it to RealPage in 2020 and adopted RealPage's CommunityConnect smart access platform. Residents use the Chirp Access app and the MyCamden resident portal. Camden is part of the Bilt Alliance, so residents can pay rent through the Bilt app, earn points and opt in to have rent payments reported to the credit bureaus.

Corporate job postings from 2026 describe an internal data platform on Microsoft Fabric. It pulls data from RealPage, the ERP, CRM, marketing and HR systems, and serves it to Power BI, AI work and other internal applications under shared data contracts. On its mid-2026 earnings call, management described an internal AI lab program. No public information was found on outside APIs or data feeds Camden offers to third parties.

Camden grew mainly through mergers in the late 1990s and 2000s, including Summit Properties in 2005, then through its own development.
