UDR, Inc. is a publicly traded apartment REIT headquartered in Highlands Ranch, Colorado. It was founded in 1972 as a Virginia corporation and reincorporated in Maryland in 2003. UDR owns, operates, develops and redevelops apartment communities in coastal and Sun Belt metros, including Dallas-Fort Worth.

UDR's DFW communities are mostly in the northern suburbs. The largest cluster is Vitruvian Park in Addison, which includes Fiori on Vitruvian Park, The Villas at Fiori, Savoye, Vitruvian West and Addison Apartments at the Park. Other DFW holdings include Legacy Village in Plano, Cool Springs at Frisco Bridges and Central Square at Frisco, The Canal in Farmers Branch, THIRTY377 in Dallas, The Flats at Palisades in Richardson and Villaggio in Mansfield. Several of these came from a 2023 purchase of Dallas and Austin area properties.

Our summary

UDR is a defendant in rent-pricing antitrust litigation over RealPage software. This includes a 2023 suit by the District of Columbia Attorney General, a January 2025 suit by the Maryland Attorney General, an April 2025 suit by the Washington State Attorney General, and the consolidated federal cases in Tennessee. As of our check, UDR was not among the defendants that had announced settlements in the DC or federal cases. In July 2026 a proposed class action alleged that UDR's San Diego pricing violates a city ban on algorithmic rent-setting tools. These are allegations.

In DC, UDR settled a 2024 Attorney General suit alleging it failed to stop race- and sex-based harassment of tenants at Waterside Towers. The settlement included a civil penalty and required fair housing training. A separate 2025 suit by the Equal Rights Center alleges discriminatory tenant screening at The MO. We found no Texas-specific regulatory actions, no WARN layoff notices and no reported data breaches.

About the leadership

Tom Toomey has led UDR as CEO since 2001, has chaired the board since 2018 and took on the President title after Joe Fisher left in September 2025. Before UDR, Toomey was COO and CFO at AIMCO and a senior vice president at Lincoln Property Company. Mike Lacy became Chief Operating Officer in January 2025. He began his career as an accountant at RedPeak Properties, joined UDR in 2006, and worked in acquisitions, pricing and revenue management, and as a regional manager in Southern California before running operations as SVP from 2019. Dave Bragg became CFO in July 2025 after roles at Roots Management Group and Green Street.

Keith Benson became Chief Legal Officer in 2025 after a decade as general counsel at USD Partners and earlier years as a partner at Latham & Watkins. Josh Gampp, who joined UDR in 2013 after technology roles at Level 3 Communications, is Chief Technology Officer and oversees centralized leasing, marketing and IT. Scott Wesson joined UDR as chief information officer in 2011 and became Chief Digital Officer in 2021, leading digital transformation; earlier he held technology leadership roles at AIMCO and Lincoln Property Company. Matt Cozad, at UDR since 2008, heads corporate services and innovation, overseeing property operating expenses, bad debt, maintenance, procurement and internal audit. Trent Trujillo has been the investor relations contact on UDR's earnings releases since early 2020 and previously worked in REIT equity research at Scotiabank and UBS.

UDR has no business development team seeking outside management clients, since it only manages what it owns or co-owns. The closest counterpart for owners and brokers is its transactions group. Andrew Cantor joined UDR in 2009 from Archstone and has run acquisitions and dispositions as a senior vice president since 2012. UDR last confirmed him in that role in March 2024, and we could not confirm from a newer company source that he still holds it.

Below the executive team, UDR runs its communities through area directors who each oversee a group of properties. UDR does not publish its regional or area leaders, so the names we list come from the professionals' own public profiles rather than from the company. They include area directors in Monterey, Southern California and Northern Virginia. Joanna Wiese, the Southern California area director, first worked at UDR as a regional manager from 2010, spent a year as a vice president of operations at The Picerne Group, and returned to UDR in 2018; she began her career at The Hanover Company. We found no public source naming who leads UDR's Dallas-Fort Worth or Texas operations.

  • Funnel CRM and AI leasing rollout. In January 2025 UDR chose Funnel's CRM, AI leasing agent, fraud prevention tools, resident app and listing syndication for its whole portfolio, replacing in-house and out-of-industry tools as the next step in its centralized operating model.[43][21]
  • SmartRent smart home deployment. UDR invested in SmartRent's 2019 funding round and planned to install the SmartRent smart home system in more than 20,000 of its apartments that year.[42]
Our notes on performance and fees

UDR reports same-store occupancy, revenue, expenses, NOI and resident retention each quarter in its SEC filings. In its mid-2026 results it described leasing as ahead of its own expectations, with lease rate growth above its guidance range, and raised its full-year guidance. Expense growth ran ahead of revenue growth over the first half of 2026.

On its earnings calls, management has said resident turnover is well below its historical level, which it credits to its customer experience work. In early 2026 it named Dallas as its strongest Sun Belt market. Management says tighter screening, including proof of income and ID verification, has lowered bad debt, and its 2025 annual report showed same-store bad debt falling from 2024.

UDR publishes recurring and NOI-enhancing capital spending per home each quarter, and total capital spending per stabilized home each year. The only public figure we found on unit turn times dates from 2013, when UDR said it aimed to shorten the time needed to ready an apartment between residents. These are the company's own figures and are shown in the data panel.

UDR does not offer fee management to outside owners, and no management fee schedule was found. At its DFW communities it publishes resident fees on each property's website, including application, administrative, technology package and late fees. Examples from Fiori on Vitruvian Park in Addison are shown in the data panel.

Our notes on technology

UDR runs a centralized operating model and has run some communities with no on-site staff, using self-service leasing and maintenance tools. In January 2025 it replaced its in-house and out-of-industry tools with Funnel's CRM, AI leasing agent, fraud prevention tools and resident app. According to its technology team, part of its tour booking now runs through AI and voice AI. Residents use a company portal at residents.udr.com and the UDR Resident App.

UDR invested in SmartRent in 2019 and rolled out its smart home system widely. Management describes in-house analytics and a customer experience dashboard that tracks each resident's history. A 2026 job posting describes an enterprise data platform in Snowflake that replaces on-premises databases and pulls in data from vendor systems through APIs, file loads and data sharing, feeding Power BI reports.

UDR's property system is RealPage OneSite. Its 2026 on-site job postings ask staff to record move-in documents and tasks in OneSite, and in 2011 RealPage described online lease renewals that UDR helped design as part of the OneSite resident portal. State attorney general suits and the San Diego class action allege it also uses RealPage revenue management software for pricing.

UDR grew through acquisitions in the 1990s. It entered the Dallas market in 1996 by buying South West Property Trust, a Texas-focused apartment REIT, and added ASR Investments and American Apartment Communities II in 1998. In 2008 it sold a large portfolio, mostly in North Carolina, Texas and Ohio, to move toward coastal markets.

The owned portfolio has held roughly steady in recent years, and so has headcount. UDR has been selling some communities, buying out joint venture partners in others and starting selective new developments. In Texas, its main recent expansion was the 2023 purchase of Dallas and Austin area properties. At the time, management said it planned to lift margins at those properties using its centralized platform.

UDR is listed on the New York Stock Exchange and has no parent company. It was founded in 1972 as United Dominion Realty Trust, a Virginia corporation. It reincorporated in Maryland in 2003 and took the name UDR, Inc. in 2007.

UDR manages the communities it owns with its own staff, so it is an owner-operator rather than a fee manager for outside clients. It also manages communities held in joint ventures with partners such as MetLife and LaSalle, and earns management fees on those. We found no evidence that it takes third-party management assignments from unaffiliated owners.

UDR does not run an affordable housing division. Some of its Boston-area communities include income-restricted units under Massachusetts Chapter 40B, filled from a waitlist. We found no LIHTC, HUD Section 8 or housing authority management work.
