Cushman & Wakefield is a publicly traded global commercial real estate services firm founded in New York in 1917 and based in Chicago. Its U.S. apartment management business runs under the name Asset Services Multifamily. That business is the former Pinnacle Property Management Services, a Dallas-area third-party manager that Cushman & Wakefield bought in March 2020 and still operates as a subsidiary. The residential management office is in Frisco, Texas.

Individual properties and staff have won regional apartment association awards. In 2024 the Austin Apartment Association named Madison at Dell Ranch a Community of the Year. In 2025 The Saint Grand in Chicago won a CAMME award for its amenities, and the manager of Westline in Beaverton, Oregon was named Property Manager of the Year by Multifamily NW. No company-wide award for the apartment business was found; the parent company's listed awards are employer and sustainability honors for the whole firm.

Our summary

In January 2025 the Justice Department and state attorneys general added Pinnacle to their antitrust case against RealPage. The complaint alleges Pinnacle shared competitively sensitive data and used algorithmic pricing that raised rents. On September 4, 2026 the DOJ filed a proposed consent decree with Pinnacle. Pinnacle admits no wrongdoing but must adopt an antitrust compliance program, accept a monitor if it uses third-party pricing algorithms, and stop attending RealPage-hosted landlord meetings. The decree still needs court approval. Separate private class actions over RealPage pricing are consolidated in federal court. In November 2025 Pinnacle filed New York WARN notices tied to the planned sale of the New York joint venture stake; a source told Bisnow no jobs were expected to be lost.

About the leadership

Michelle MacKay is global CEO. She joined as chief operating officer in 2020 after roles at iStar, UBS, J.P. Morgan and The Hartford. Sherry Freitas has led Asset Services Multifamily since October 2025. She came from RangeWater Real Estate, where she ran property management, and earlier worked at Greystar, Wood Partners, Waterton Associates and ING Real Estate. She reports to Marla Maloney, a Cushman & Wakefield veteran of more than 20 years who became Co-Chief Executive, Americas in November 2024. Joey Verrant joined as the platform's chief operating officer in January 2026, reporting to Freitas. He previously headed asset management at Rockwell Property Co. and earlier worked at CA Ventures, Greystar and Hunt Companies.

The residential team page lists executive managing directors for the West (Erinn Cassidy), North Central (Kevin Charcut) and East (Greg Mark) regions, Dave Denslow over construction management and maintenance, and client services leads Genevieve Young (West) and Young Hill (East), who handle owner relationships. The regional bench is long-tenured. Charcut joined the platform in 2004, and Mark joined Pinnacle in 2013 to open its Atlanta office. Both were promoted to executive managing director in late 2022. Cassidy came up through human resources: she was Pinnacle's vice president of human resources in 2020, after HR roles at AvalonBay Communities, EducationDynamics and PACCAR. Denslow is a maintenance specialist who previously ran maintenance operations at Greystar, which he joined through its 2014 purchase of Riverstone Residential Group. Earlier leaders were Rick Graf, who ran Pinnacle and retired at the end of 2022, and Woody Stone, promoted to president of the platform in 2022. The Apartment Association of Greater Dallas lists April Dempsey (regional property manager) and Christine Bennett (vice president, operations) as local contacts. New-business inquiries go through the Frisco office and an online form on the residential site.

  • RealPage Contact Center for leasing calls (vendor case study, undated, Pinnacle era). RealPage says Pinnacle used its outsourced contact center to answer prospect calls that site staff missed and to book tours for qualified prospects. Per the vendor, its agents spent about 6 minutes per call against about 3 minutes for busy onsite staff, which Pinnacle said produced better-qualified leads. Vendor-published, no lease or revenue figures.[65][66]
Our notes on performance and fees

The firm publishes only directional, self-reported portfolio trends, not audited figures. In mid-2026 it reported occupancy up year over year for Class A and Class B properties, new-lease rent trade-outs turning positive, healthy renewal trade-outs and lower delinquency. In mid-2024 it similarly reported higher occupancy and lower delinquency than a year earlier. As a unit of a diversified public company, the apartment business does not report its own NOI, expenses, resident retention, turn times or capital spending, and no other public source for those figures was found.

No public information was found on the management fee the firm charges property owners.

Some resident fees are published at the property level. The Olsen in Garland lists an application fee, an administration fee, a one-time pet fee and monthly pet rent on its FAQ page, and requires a security deposit. These are set per property and paid by residents, so they do not show a firm-wide fee schedule.

Our notes on technology

The firm says staff and residents use a custom property management application covering websites, online leasing, screening, rent payments, lead management, revenue management, utility billing and vendor management. Vendor credentialing runs through RealPage. The DOJ case alleges Pinnacle used RealPage revenue management software. A RealPage case study from the Pinnacle era says the firm also used RealPage's outsourced contact center to answer leasing calls. No public source names a single core property management system today; systems appear to vary by property. The Monarch HALL Park in Frisco uses a Yardi RentCafe resident portal and Knock for leasing email, while The Olsen in Garland uses RealPage's Loft Living portal.

Older vendor releases show how Pinnacle built its stack. In 2010 it moved its IT hosting to the RealPage Cloud, which RealPage said linked third-party applications through its RealPage Exchange integration platform. In 2015 Yardi said Pinnacle had standardized on Yardi Voyager, adding Yardi's marketing, leasing, screening and utility products on one database and moving from self-hosting into the Yardi cloud. Neither release says whether that setup survived the 2020 sale to Cushman & Wakefield.

For owners, the firm says its systems produce custom reporting and that its accounting platform fits each owner's reporting needs. It does not name the reporting or dashboard tool behind this. Cushman & Wakefield's business intelligence job postings found use Power BI and the Microsoft Azure stack, but they sit in the parent company's global technology teams and none was confirmed as part of the apartment business.

At the parent level, Cushman & Wakefield announced in January 2024 that it would build custom AI copilots with Microsoft's Azure OpenAI Service and Copilot for Microsoft 365. That announcement covers the whole company and does not describe AI use in apartment management. No public information was found on open APIs or current vendor integration partnerships specific to the apartment platform.

The platform grew by acquisition in 2020, when Pinnacle was the third-largest U.S. apartment manager, and its managed portfolio peaked around 2024. Since then it has shrunk: it fell from fifth to seventh on the NMHC managers list, and its own current unit claim is below the figure reported at the acquisition. Headcount follows the same arc: it grew between Pinnacle's 2014 buyout and the 2020 sale, and the firm's 2025 figure is lower than the one Pinnacle gave just before the sale. It is also moving to exit its New York joint venture. Leadership turned over several times, in 2022, 2025 and 2026.
