Greystar is a Charleston, South Carolina real estate company founded in 1993 by Bob Faith. It manages, invests in, develops and builds rental housing, mainly apartments and student housing, in the US and abroad. It has ranked first on the National Multifamily Housing Council's list of the largest US apartment managers, most recently in its 2026 list.

Our summary

Greystar has faced several major actions since 2023. In April 2023 a Dallas jury found its development arm responsible for the 2019 crane collapse onto the Elan City Lights apartments, awarding more than $860 million; Greystar appealed. In June 2025 it settled DOJ allegations that it charged early termination fees to servicemembers with military relocation orders, denying that it knowingly used non-compliant software. In 2025 it settled the RealPage rent-pricing matters with the DOJ (August), renter class plaintiffs ($50 million, October) and nine states ($7 million, November), without admitting wrongdoing, and agreed to limits on using pricing software fed by competitors' data. In December 2025 it paid $24 million to the FTC and Colorado over advertised rents that left out mandatory fees. In July 2026 a housing advocacy group filed complaints in six states and DC alleging voucher refusals at Greystar properties, which Greystar disputes. In May 2026 an employee email account was breached, exposing some personal data.

About the leadership

Bob Faith has led the firm since founding it in 1993. He was earlier a partner at Trammell Crow Company, a co-founder of Starwood Capital, and South Carolina's Secretary of Commerce from 2002 to 2006.

Toni Eubanks became Executive Managing Director of U.S. Property Management on January 1, 2026. She joined Greystar from JPI, where she started as a leasing professional and rose to senior vice president of property operations.

Eubanks succeeded Andrew Livingstone, who joined Greystar in 1999 and moved to a senior advisor and board role. Before he became chief operating officer, Livingstone was Southeast Regional Partner and then Executive Managing Director for US property management. No employer before Greystar was found for him.

Mike Clow, Executive Director of Real Estate, leads growth and M&A. He joined in 2008 after running Gray Clow Residential, with earlier roles at BRE Properties, CBRE and Evans Withycombe.

In DFW, Jennifer Nagel leads the Dallas third-party operations team. She is a Senior Managing Director, has been with Greystar since 2007, and was formerly at Colonial Properties Trust. Laird Sparks leads US Central development and has spent his career at Greystar since 1998; no earlier employer was found for him. The Dallas regional office is in Southlake.

  • AI leasing assistant (EliseAI). EliseAI, then MeetElise, reported that Greystar saw a 112% increase in lead-to-tour conversion after adopting its AI leasing assistant. Vendor-published claim.[45]
  • Virtual tours and leasing performance (May 2023 to May 2024). A study attributed to Greystar found stabilized properties with both property and unit-level virtual tours had about 5 fewer average days vacant and higher effective rent revenue than properties without virtual tours. Published by tour vendor LCP Media.[47]
  • Enterprise architecture and data platform. Consultancy HingePoint describes building Greystar a development pipeline system (GoData) and reporting on Azure and Power BI, integrating Procore, Yardi and Oracle financials and Salesforce.[46]
Our notes on performance and fees

Greystar is private and does not publish operating results. The one portfolio-wide operating figure in public view is an average occupancy rate reported in Multi-Housing News' 2026 ranking of top property managers; it is a firm-level figure, not an independent audit, and does not break out DFW.

On collections, a Greystar managing director said in a May 2025 article published by its leasing software vendor Funnel that automating delinquency notices made payments arrive several days earlier on average and saved staff time. Greystar has not published a collection rate or bad debt figure.

Its 2024 sustainability report, published in September 2025, adds narrower self-reported figures: a small reduction in energy intensity, water savings from smart irrigation at a subset of properties, and a modest amount of sustainability-related capital spending in the US. That report does not give total operating expenses or total capital spending.

No public data was found on its rent growth, NOI, resident retention or renewal rates, or turn times. Vendor case studies add other narrow claims: EliseAI reported a large lift in lead-to-tour conversion after Greystar adopted its AI leasing assistant, and a virtual tour study attributed to Greystar reported fewer vacant days and higher effective rent at properties with virtual tours. All of these are self-reported.

Greystar does not publish its fees. Two management agreements filed with the SEC by Bluerock Residential, for apartment communities in Destin, Florida (2016) and Charlotte, North Carolina (2015), set the base fee at a small percentage of gross rental revenue, 2.5% and 3% respectively, plus fixed monthly charges for technology and education and marketing, a one-time software setup fee and payroll processing. The Charlotte agreement also charged a termination fee equal to one month's base fee if ended in the first year. Current terms will vary by owner and deal.

Greystar job postings ask for experience with Entrata, Yardi and/or OneSite, which suggests more than one property management system across its portfolio; no single platform was confirmed. It used RealPage revenue management software until the 2025 settlements restricted that use. Residents use the Greystar Resident App for rent payments and maintenance requests. Leasing uses the EliseAI AI assistant, per a 2023 vendor case study. Greystar is privately held, with Bob Faith as founder, chairman and CEO. The firm began in 1993, when Faith bought the Houston-based Greystone Group, a property manager, and renamed it Greystar. No parent company, outside investor stake in the firm itself or later change of control was found in public sources. It runs both models: most of what it manages belongs to third-party owners, and it also owns a large apartment portfolio through its investment management funds. It adds third-party business through lift-outs of other firms' management arms, such as Alliance Residential in 2020 and Wood Partners in 2024.
