Valiant Residential is a Dallas-based apartment management company. It says it was founded in 1987 and operated as SIMC Management (Settlement Investments Management Corporation) before rebranding as Valiant Residential in May 2018. The 2018 rebrand release gave a 1974 founding date in Dallas, so the founding year depends on which company statement you use.

The firm began managing for outside owners in 2015. It has appeared on the National Multifamily Housing Council (NMHC) Top 50 Managers list in 2025 and 2026. Its headquarters is on Walnut Hill Lane in Dallas.

Valiant manages conventional apartment communities, mainly in Texas. Its community search covers Dallas-Fort Worth, Austin, Houston and San Antonio, plus Colorado, Oklahoma, Tennessee, Arkansas and Florida. Multifamily Dive described its typical property as mid-sized, run by a small on-site team. In Dallas its listed communities include Lakewood Flats, 5 Mockingbird, Bluffs at Lakewood, District at Greenville, Riverside Park and Ivy Urban Living.

Valiant does not describe an affordable housing division. Its services page says its accounting team has worked with HUD properties. Texas housing agency records list Valiant as the manager of two mixed-income properties run through public facility corporations, where half the units are set aside for households at or below 80% of area median income: SOFI at 6311 in Austin and Fountainview at Farmersville in Collin County, a new property that opened in December 2024. No LIHTC or public housing authority work was found.

No lawsuits, fair housing cases, layoffs or data breaches were found for Valiant Residential. We searched news, federal court dockets on CourtListener, and Justice Department announcements.

In July 2026 the Texas Department of Housing and Community Affairs reviewed the 2025 compliance audits of two mixed-income properties that list Valiant as manager: SOFI at 6311 in Austin and Fountainview at Farmersville in Collin County. For both, the agency found no noncompliance, noting that it reviewed only a sample of the information submitted. Earlier agency reports did not name Valiant.

About the leadership

Craig Lashley is President and CEO. He started his career in 2004 as a registered representative at Wells Fargo Advantage Funds, then joined MLG Capital in 2006 as an investment analyst and rose to principal. He was already Valiant's president at the 2018 rebrand.

  • Bilt Rewards resident loyalty and rent payments. Valiant rolled out Bilt Rewards across its portfolio starting in spring 2023. Bilt and Valiant report a shift from paper to digital rent payments and a 12% drop in delinquency within a year, and Valiant began running leasing and renewal incentives through Bilt.[28][29]
  • Leonardo247 operations platform. Leonardo247 says Valiant has used its platform for over two years and in 2024 began piloting its Perform247 operations checklists at properties in Texas, Florida and Colorado to cut paperwork and standardize tasks.[30]
  • Xeal EV charging rollout. In early 2024 Xeal installed hundreds of EV chargers at dozens of Valiant-managed properties in about 90 days, mainly in Texas, a tenfold expansion of the partnership over the prior year.[31]
Our notes on performance and fees

Valiant does not publish occupancy, rent growth, NOI, expense, retention, turn time or capital spending results. We searched its website, newsroom and services page, its job postings, vendor case studies (Bilt, Leonardo247, Xeal), trade press, affiliate MLG Capital's acquisition releases and fund materials, SEC filings, and Texas housing agency audits of the properties it manages, and found none of these figures for properties Valiant manages. MLG Capital's releases give market-wide occupancy for cities where it bought, not results under Valiant.

The one public figure is from its rewards partner Bilt: in 2024 Bilt and Valiant said delinquency fell 12% in the first year after Valiant launched Bilt's rent payment and rewards program. This is a vendor and company claim, not an audited figure.

Valiant says it uses AI tools and a business intelligence platform with real-time dashboards, but it has not published results from them.

No public information was found on Valiant's management fees. We searched Texas housing agency audit reports for the two public facility corporation properties that list Valiant as manager (SOFI at 6311 in Austin and Fountainview at Farmersville), the Travis County board resolution that approved the SOFI deal, Austin and other local housing finance corporation documents, MLG Capital's fund materials, a full-text search of SEC filings, and federal court dockets. None of these state the fee Valiant is paid. MLG Capital says fees paid to its affiliates are set out in private offering documents that are not public. We also found no published fee schedule for residents at Valiant-managed communities.

Our notes on technology

Valiant's community search and online leasing run on Yardi's RENTCafe and SecureCafe, its community sites send residents to RENTCafe resident portals, and its job postings require Yardi skills. That points to Yardi as its property management system. Owners use a separate client portal at valiantresidential-portal.com. Multifamily Dive reported that Valiant builds its own tools on top of its core platforms to automate corporate work and leasing, and Valiant describes its business intelligence platform as built in-house.

Vendor case studies name three other partners:

  1. Bilt Rewards, for resident rent payments and rewards, since spring 2023.
  2. Leonardo247, an operations and compliance platform, used since at least 2022.
  3. Xeal, which installed EV chargers at dozens of Valiant properties in early 2024.

No public information was found on Valiant's leasing CRM, revenue management software, APIs or data integrations for owners. We checked Valiant's website and newsroom, its current job postings on Paylocity (leasing, community manager, regional, marketing and procurement roles name only Yardi and Microsoft Office), vendor case studies and customer pages for the main leasing, pricing and payment vendors, and trade press. Valiant was not found among the defendants or settling defendants in the RealPage rent-pricing lawsuits.

Valiant has grown quickly since it began third-party management in 2015. It went from a Dallas-focused manager in 2018 to an NMHC Top 50 firm in 2025, moving from No. 48 in 2025 to No. 46 in 2026. It expanded from North Texas to Austin, Houston, San Antonio and Oklahoma, then to Florida, Colorado, Tennessee and Arkansas. Its staff has grown several times over since the 2018 rebrand, by the company's own figures.

In October 2024 Valiant took a sublease on a large block of office space at One Glen Lakes on Walnut Hill Lane in Dallas, its headquarters address, running to December 2028, according to a 2025 bond prospectus for the building's loan. In 2025 the CEO told Multifamily Dive that the firm had grown organically and might consider acquisitions later. It hired a Dallas business development lead in August 2025.

Valiant describes itself as privately held. MLG Capital, a real estate investment firm in Brookfield, Wisconsin, calls Valiant its subsidiary and lists it as one of six business lines under the MLG Companies brand. CEO Craig Lashley is also a principal of MLG Capital and sits on its investment committee.

Valiant manages two kinds of property:

  1. Affiliate-owned property. It manages apartments bought by MLG Capital's funds, such as a 10-property portfolio in Houston and Oklahoma acquired in 2019.
  2. Third-party property. It manages for unrelated owners, such as SPI Advisory in Kyle, TX.

Owners vetting Valiant should know that it is part of a group that also buys apartments. So Valiant's parent may compete with a client for acquisitions in the same markets.
