Berkshire Residential Investments is a Boston-based residential real estate investment manager founded in 1966 by brothers George and Douglas Krupp. It describes itself as a vertically integrated platform: it raises capital from institutional investors, buys and lends on apartment properties, and runs the communities through its own property management team. It is a registered investment adviser with offices in Boston, Dallas and San Francisco.

Berkshire's core holdings are market-rate apartments, alongside senior housing, single-family rentals, student housing and manufactured housing held through funds and separate accounts. Its national figure counts units it owns, manages or oversees, which includes loans made by its credit business, so it is larger than the set of buildings it runs day to day. In Dallas its communities are branded "Berkshire" in many cases (for example Berkshire Medical District and Berkshire Amber) and are marketed through the berkshirecommunities.com site.

Berkshire describes a "workforce housing" strategy: market-rate, cost-efficient apartments near job centers, mostly outside city cores. That is not the same as income-restricted housing. No public evidence was found of an affordable housing division, LIHTC properties or HUD-assisted housing work under this firm. Several affordable properties that share the "Berkshire" name belong to unrelated owners.

Our summary

No regulatory actions, government fair housing cases, layoff notices or data incidents involving Berkshire Residential Investments were found in public sources. It is not named in the DC or New Jersey attorney general RealPage rent-pricing suits, and it is not listed among the settling defendants in the federal RealPage class action.

Federal court records show routine litigation. In 2020 Berkshire Communities was one of several apartment managers sued in Maryland over Facebook rental ads allegedly aimed at younger users. The trial court dismissed the case for lack of standing, the plaintiff dropped Berkshire on appeal, and the appeals court upheld the dismissal in 2025. A personal injury suit against Berkshire Property Advisors was moved to federal court in Dallas in 2023 and closed in 2025. An employment suit was filed against the firm in Georgia in 2019. These are allegations and case records, not findings of wrongdoing.

Searches also surfaced unrelated firms with similar names, including Berkshire Hathaway units and Berkshire Partners. They should not be confused with this firm.

About the leadership

David Olney has been with Berkshire since 1986 and is Partner and CEO, after leading its investment strategy as Chief Investment Officer. Jon Frey is Partner and COO. He joined Berkshire in 2017 as a managing director and co-head of a new business development group. Before that he was a managing director at Davis Companies, worked in real estate investment management at Baypoint Group and AEW, and spent about a decade as a technology executive at Sapient. Ravi Ragnauth became Partner and CFO in 2023. He was previously CFO of the Davis Companies and earlier worked at the Moinian Group, Fannie Mae and Ernst & Young.

Property management is led by Alan King, Partner and Head of Property Management. Before Berkshire he was a regional operations director at Archon Residential and held senior property management roles at McNeil Real Estate and Johnstown Properties. He chaired the National Apartment Association in 2025 and earlier led the Apartment Association of Greater Dallas. Thomas Rucker is COO of Property Management and came from Sawyer Realty Holdings, where he was a vice president and managing director. Danielle Hyden, Senior Vice President of National Real Estate Services, runs shared services for the property teams, including utility and revenue management, budgeting and real estate tax; she also came from Sawyer Realty Holdings. The field teams are split into two divisions. Crissy Tosch leads the West Division; third-party profile data shows her at Berkshire since 2015, first as a regional manager, after earlier roles at AMLI Residential, American Communities and The Finger Companies. Louis Kovalsky, a former area vice president at UDR who joined in 2024, leads the East Division. On the investment side, Greg Collins, with Berkshire since 2010, covers equity investments in the central US, including Texas.

Technology is overseen by Thomas Jackson, Managing Director and Chief Technology Officer since 2025 according to third-party profile data, who previously ran the application portfolio at Abrams Capital. His predecessor, Joshua Glastein, was chief technology officer for about seven years after an IT role at the Baupost Group; he has since left to found his own advisory firm. Justin Wald was named as vice president of marketing in 2026.

Capital raising and investor relations sit under Michael Coffey, Partner and Head of Capital Markets. He joined Berkshire in 2015 as a senior vice president in client relations, after working at Greenhill & Co., Guggenheim Partners and Credit Suisse.   • BerkshireTHRIVE energy and emissions program (DOE Better Buildings). As a DOE Better Buildings partner, Berkshire set goals to cut energy, greenhouse gas and water use 10% and reach 30% waste diversion by 2025 against a 2015 baseline. It reported a 7.1% energy cut, 8% GHG cut, 1.2% water cut and 25.3% waste diversion as of December 31, 2023, after LED, insulation, HVAC and boiler upgrades since 2020.[35]
  • Investor reporting on Yardi Performance Manager. Berkshire moved investor reporting onto Yardi Performance Manager, aggregating portfolio data into a central warehouse with dashboards. In 2024 the debt portfolio was fully deployed and the equity portfolio was due to finish by the end of 2024; the firm expected it to cut processing time for accounting and investor reporting. Our notes on performance and fees

Berkshire is private and does not publish occupancy, rent growth or operating results for the communities it runs today. The most recent public figures are old and come from Berkshire Income Realty, an affiliated public REIT whose apartments were all managed by Berkshire's advisory arm. Its fiscal 2013 annual report put average occupancy in the mid-90% range for both 2012 and 2013, and average monthly rent rose over that year across the whole portfolio.

The REIT's fiscal 2014 annual report showed same-store operating expenses rising much more slowly than same-store revenue, so net operating income grew faster than rents. Operating costs, including the fee paid to Berkshire for management, took a bit over two-fifths of same-store revenue that year. Its 2014 quarterly filing also showed capital spending roughly doubling from the year before, though that line likely includes rehabilitation work. Earlier, its fiscal 2011 report said the weak economy had raised bad debts at some properties, without giving a figure. All of these numbers describe a small affiliated portfolio more than a decade ago, not Berkshire's current funds or its Dallas communities.

The firm has reported on its sustainability program, BerkshireTHRIVE, through the Department of Energy's Better Buildings initiative. It set 2025 goals for cutting energy, emissions and water use against a 2015 baseline. By the end of 2023 it reported progress on each but had not yet reached the energy and water targets.

No public information was found on Berkshire's current rent collections, resident retention or renewal rates, or unit turn times.

Berkshire does not publish a fee schedule, and no current management contract with an outside owner was found. The clearest public record is old: Berkshire Income Realty, a public REIT affiliated with Berkshire, disclosed the fees it paid its Berkshire adviser in its fiscal 2010 annual report. They were a property management fee of 4% of gross rental receipts, an asset management fee of 0.40% a year of property purchase price with an annual cap, and a 1% acquisition fee on new properties, plus development and construction management fees on some projects.

These were fees between related parties, approved by the REIT's independent directors. They show how Berkshire has priced its own services, not what it would charge an unaffiliated owner today.

Our notes on technology

Berkshire's Dallas community sites send residents and applicants to securecafe.com portals, which is Yardi's RentCafe platform. A 2026 Dallas property manager job posting also asks candidates about Yardi experience, which supports Yardi as its property management system.

Berkshire's systems are built around one vendor rather than many linked tools. In December 2015 Yardi announced that Berkshire Group had moved its multifamily portfolio onto the Yardi Voyager "single stack" platform. The release said the switch covered payments, resident screening, business intelligence, investment management and investor reporting, and Berkshire's IT head at the time said it would streamline and automate investor reporting. That is the vendor's announcement from 2015, so the current setup may differ.

For pricing, Berkshire's own property operations page said, as of early 2025, that it used RealPage's YieldStar Price Optimizer for real-time pricing and performance-to-market reporting. RealPage's pricing software is at the center of federal and state antitrust suits, but Berkshire is not named as a defendant in the suits reviewed.

For leasing and resident contact, Berkshire uses EliseAI. Its Dallas community websites run the EliseAI chat assistant, and in a March 2026 EliseAI webinar Berkshire's marketing head described using EliseCRM to run a centralized model for leasing, maintenance and delinquency work, including EliseAI's voice assistant. For reporting, a 2024 sponsored article described a rollout of Yardi Performance Manager across its equity and debt portfolios and work on an in-house data warehouse and dashboards. No public information was found on an open API, its own software products, or vendor integration listings that name the firm.

Berkshire's NMHC managed-unit count rose from 2024 to 2025, and its reported assets under management grew over the same period. It is still buying in Dallas: in May 2026 it acquired Park West in the Oak Lawn neighborhood. Recent corporate moves lean toward lending: a final close of Berkshire Multifamily Credit Fund IV in January 2026 and the September 2026 agreement to take full ownership of MF1.

The firm does not publish headcount history. Its staff is expected to grow with the MF1 deal, since Berkshire said most Limekiln employees are expected to join it when the purchase closes.

Berkshire is privately held and controlled by its founding family. Its SEC-registered adviser, Berkshire Property Advisors, LLC, is owned 75% or more by Berkshire Group, L.L.C., and the adviser's 2026 filing traces control up the chain to founders George and Douglas Krupp. Members of the Krupp family also sit on the firm's board, alongside outside directors and CEO David Olney.

The firm sponsors a value-add fund series, an open-end core fund, credit funds and separate accounts, and manages the properties those vehicles own. No evidence was found of Berkshire taking fee-management contracts from unaffiliated owners, so it is best read as an investment manager that operates its own funds' assets rather than a third-party manager for hire.

Its lending arm, MF1, began in 2018 as a 50/50 joint venture with Limekiln's founder. In September 2026 Berkshire agreed to buy Limekiln's half, making MF1 a wholly owned subsidiary on closing.
