Avenue5 Residential is a Seattle-based third-party manager of apartments and single-family rentals. Its own timeline says it launched in 2015. Its leadership page says CEO Walt Smith and former HSC Real Estate partners formed it in 2014 to manage the Investors Capital Group portfolio in the western US. It now operates across much of the country, including all four major Texas metros.

Our summary

Avenue5's main legal exposure is the RealPage rent-pricing litigation. In 2023 the DC Attorney General sued RealPage and several landlords, including Avenue5. The suit alleged they shared sensitive data through RealPage software to raise rents. In June 2026 Avenue5 settled with DC. It agreed to pay a civil penalty and change how it sets rents, without admitting fault.

Avenue5 is also a settling defendant in the national RealPage class action in federal court in Nashville. A final approval hearing is set for October 2026.

Avenue5 faces two tenant class actions over fees and lease terms. In Washington, a federal court certified a class in August 2025 in a case alleging its leases contained terms barred by state law, such as early late fees, notice fees and pest control fees. In Colorado, a 2024 suit alleges undisclosed monthly fees and excessive late fees; class certification was still being briefed in September 2026. Both sets of allegations are unproven.

In August 2026 two plaintiffs filed a Fair Housing Act suit in Montana against Avenue5 and the owners of a Bozeman property. Those allegations are unproven. No Texas WARN notices or data breaches were found.

About the leadership

Walt Smith has been CEO since the company's founding. He was previously president of HSC Real Estate and CEO of Riverstone Residential Group. CFO Pål Ottesen was one of the founding partners in 2014 and also came from Riverstone and HSC.

Jeff Krohn became chief operations officer in October 2025, after about four years as an executive vice president at Avenue5. He replaced Steve Davis, another founding partner, who left to join Investors Capital Group.

Texas falls under Lesa LaRocca, division president for the Southwest and Central region. She joined Avenue5 in 2015 and was promoted to division president in 2021. Her past employers include Greystar, Riverstone and Weidner Investments. Stephani Park was hired in 2021 to lead Texas operations; the company's leadership page now lists her as an executive vice president of operations. Lynn Owen has led client strategy and business development since 2020.

  • EliseAI leasing automation. Avenue5 replaced several single-purpose leasing tools with EliseAI across about 50,000 units. The vendor reports higher occupancy, NOI and lead-to-lease conversion afterward, as reported by the vendor and Avenue5.[21]
  • Bilt rent rewards rollout. Avenue5 rolled out Bilt rent rewards across over 100,000 units within six months, announced January 2026. The vendor reports gains in on-time and digital rent payments and in early renewals.[22]
Our notes on performance and fees

No independent data on occupancy, rent growth or operating results was found. All available figures come from vendor case studies, press releases and the company's own job postings. None of them were checked by anyone else.

An EliseAI case study says occupancy and NOI rose after Avenue5 adopted its leasing automation. The same case study says Avenue5 dropped several single-purpose leasing tools when it moved to EliseAI, which offset much of the new software's cost for owners. A January 2026 Bilt release says on-time and online rent payments rose, and early renewals improved, after Avenue5 rolled out Bilt rent rewards. A 2020 Yardi case study reported higher online rent payment use during the pandemic.

On capital spending, Avenue5 staffs regional capital project managers. They plan and run renovation and capital projects for client properties and work directly with designers, architects and contractors. A job posting for one region describes a multi-million-dollar capital program over two years. No portfolio-wide capital spending figure was found.

No public information was found on Avenue5's rent growth, overall operating expenses or unit turn times.

No public source was found stating the management fee Avenue5 charges owners. Its services page lists no fees, and no housing authority contracts, SEC filings or court records naming its owner fee terms turned up.

Resident fees are better documented. A 2024 Colorado class action alleges Avenue5 charged tenants monthly pest control, valet trash and "territorial" fees on top of advertised rent, and late fees above the flat amount in its form lease. Those are allegations in a pending case.

At The Storey in Dallas, the property's own site and its RentCafe listing show an application fee, a one-time pet fee and monthly pet rent. The two sources list different pet amounts. In Washington, a certified class action challenges Avenue5 lease terms that include pest control and notice service fees.

Our notes on technology

A 2020 Yardi case study says Avenue5 runs on Yardi Voyager. It uses RentCafe for resident payments, plus Yardi's invoice processing, vendor credentialing, bill pay and training tools. Its job postings ask for Yardi Voyager experience. The DC case says Avenue5 used RealPage revenue management software at some DC buildings.

Avenue5 uses EliseAI for AI leasing, voice, delinquency and maintenance communication across a large share of its portfolio. In 2026 it rolled out Bilt rent rewards nationally. The company says it gives owners a proprietary reporting platform with property performance dashboards. No outside source describes that platform.

Outside tools connect to Avenue5 through its Yardi system. LeaseLock says its lease insurance, which replaced security deposits across the portfolio, runs through Avenue5's property management system. Updater features an Avenue5 executive on the page for its two-way Yardi move-in integration.

Avenue5 property manager job postings list Salesforce.com as preferred knowledge, which points to Salesforce as a CRM in use, but no public source says what Avenue5 uses it for. No public source names a dedicated leasing CRM such as Yardi's CRM IQ, Knock or Funnel. The website of The Storey in Dallas shows an EliseAI chat widget and Yardi's SecureCafe online leasing, which fits EliseAI handling lead follow-up. No public source describes an API of Avenue5's own.

Avenue5 began in early 2014 managing its founders' own portfolio. It opened to outside owners in 2016, and has grown quickly since then, according to its own releases, timeline and NMHC rankings. It moved from the lower half of the NMHC Top 50 in 2017 into the top ten by 2024. Its reported staff has grown steadily over the same period. It added a Texas operations leader in 2021 and changed its COO in late 2025. The trend is growing.

Avenue5 describes itself as a private, third-party property management company. It manages buildings for other owners rather than owning its own portfolio. Its January 2026 press releases call it independently owned and operated. No parent company, outside equity investor, sale or merger has been publicly disclosed, and no public record of any ownership change was found.

Avenue5 started in early 2014 by managing the apartment portfolio of its founders, the former HSC Real Estate partners behind Investors Capital Group. In June 2016 it announced that it was opening its services to outside institutional and private owners. Investors Capital Group says its principals launched Avenue5 and that Avenue5 manages most of its investments. So Avenue5 and Investors Capital Group share founders, but no public source says one owns the other.

The company says its growth has been organic, not through acquisitions.
