ZRS Management is a multifamily property manager headquartered in Orlando, Florida. It was founded in 1991 and was earlier known as ZOM Residential Services. It manages apartments for institutional owners, partnerships and individual investors across the Southeast, Texas and the Mid-Atlantic.

In Dallas-Fort Worth its assignments lean toward urban high-rises and newer mid-rise and garden communities, including several downtown Dallas towers and properties in Las Colinas, Frisco and McKinney.

Our DFW count so far: Dallas and Collin counties, 102 ZIP codes scanned. Tarrant and Denton counties are not covered yet, so the real DFW total is higher.

ZRS focuses on conventional multifamily: high-rise towers, new-construction lease-ups, stabilized garden communities and some build-for-rent product, such as Litsey Creek Cottages near Fort Worth. It highlights high-rise management as a specialty.

No affordable housing, tax credit or housing authority work was found. HUD's list of rental-assistance properties names no ZRS-managed buildings. HUD does list ZRS as the manager of several Texas communities financed with FHA-insured mortgages, but that is a loan program and does not by itself mean rents are income-restricted. Portfolio figures for Dallas-Fort Worth are shown from our own records.

Our summary

In 2018, plaintiffs sued ZRS and others in federal court in Florida under the Fair Housing Act. The parties settled and the case was dismissed in February 2019.

ZRS is one of the property managers named as defendants in the national RealPage rental-pricing class action in federal court in Tennessee. The suit alleges that managers used RealPage software to push up rents. ZRS has not admitted wrongdoing, and it was not among the firms that had settled as of mid-2026.

ZRS has been a party to several premises and tenant-related appeals. In 2026, the Dallas appeals court (Texas Fifth Court of Appeals) decided an appeal from a Collin County suit naming ZRS, Trammell Crow Company and the owners of a Plano property. Florida appeals courts issued opinions in 2023 and 2025 in cases naming ZRS as manager of Florida properties. We have not reviewed the claims or outcomes in these appeals.

No regulatory actions, data breaches or Texas WARN layoff notices were found.

About the leadership

Darren Pierce became CEO in January 2025. He joined ZRS in April 2016 as a vice president over Florida, Georgia and Illinois and became president in 2022. Before ZRS he was vice president of asset management at Crescent Communities and director of investment management at Archstone, and earlier worked in acquisitions at PNC Realty Investors and First Potomac Realty Trust.

Steve Buck led the company for about 30 years and moved to the board as an advisor when Pierce took over. Jackie Impellitier is chief operating officer, the first person to hold that title at ZRS. She joined in 1999 as an on-site team member and later ran operations as a vice president. Brian Jordan is chief financial officer. He came from another large owner-operator, Cortland, and earlier worked at Jamestown, Cousins Properties and Deloitte. Jeremy Brown, who started at ZRS in 1999, was promoted to vice president of marketing.

In Texas, Luanne McNulty is based in Dallas and leads operations as a senior vice president. Lori Wheeler, who joined ZRS in 2004, and Travis Bowles are regional vice presidents in Dallas-Fort Worth. Seth Otey joined in 2022 as vice president over the Southeast and Mid-Atlantic, filling the role Pierce left when he became president. Otey was previously president of property management at TriBridge Residential and earlier worked at Landmark Residential and Greystar.

The company has regional offices in Dallas, Houston, San Antonio and Austin. The firm's website names no business development contact; owner inquiries go through a general contact form. Nicholas Montalbano, based in the Orlando area, lists himself as senior business development manager at ZRS. Regional operating leaders also take part in new business: ZRS job postings from 2025 say regional vice presidents and senior regional managers help the vice presidents with new business development. The firm has said its new clients come through relationships and referrals rather than a sales team. The firm's website has no team page, and its press releases show no leadership headshots.

Our notes on performance and fees

ZRS does not publish portfolio-wide occupancy, NOI, collections, retention or capital spending figures, and no public filings disclose them. It reports its size in apartment units, not in dollars of assets managed. In 2025 the firm said its resident retention and survey results were strong, but it gave no figures.

On rent growth, ZRS told a trade publication in April 2022 that rents across its portfolio were still rising by double digits on both new leases and renewals. By May 2023 its leadership said that pace was normalizing. These are firm self-reports from the post-pandemic rent surge, and no later rent growth figures have been published.

The firm has published lease-up results for individual properties in Texas. It reports that La Maison in Houston reached stabilized occupancy four months ahead of schedule, and that The Avery on Southwestern in Dallas finished leasing two months ahead of schedule. These are undated firm self-reports.

On unit turns, ZRS job postings for maintenance supervisors set a target of turning vacant units in three to five business days. That is an internal standard stated in job ads, not a measured result.

On collections, a ZRS manager said in a RealPage vendor video that the firm moved from checking collection figures twice a month to daily and weekly delinquency dashboards. On capital spending, ZRS says it looks for capital improvement opportunities across each asset and offers inspections and cost analysis for acquisitions. Neither comes with published results.

Vendor case studies describe leasing results after ZRS adopted new software, such as tour volume, no-show rates and leasing staff hours saved. These are vendor self-reports and are not independently checked.

ZRS is paid by property owners through a management fee set as a percentage of property income. Its then vice president, Darren Pierce, said in 2018 that this means ZRS earns more when rents rise. No public filing, contract or board packet was found that states the actual percentage ZRS charges.

Residents at ZRS-managed Dallas properties pay separate fees listed on each property's website. At The National and Mosaic these include an application fee, mandatory monthly charges for trash, pest control and either amenities or package service, pet fees and pet rent, and optional parking. Amounts differ by property and the sites say they can change.

Our notes on technology

In January 2026 ZRS chose Funnel as its company-wide leasing CRM, along with Funnel's AI tools for prospect messaging and phone calls and its reporting product. Before that it used Knock as its CRM, and it used Zuma's AI leasing assistant, which the vendor says was connected to both Knock and RealPage. It uses RealPage Business Intelligence to track collections and delinquency, and has used Tour24 for self-guided tours in Dallas.

ZRS job postings in 2026 ask for experience with RealPage OneSite, which points to OneSite as its main property management system. Postings also say it works in other systems, since ZRS runs whatever software an owner prefers. Its Dallas property websites send residents to RealPage resident portals (ActiveBuilding and LOFT) and use RealPage online leasing.

ZRS is a defendant in the RealPage rental-pricing class action, which alleges it used RealPage revenue management software. That is an allegation, not an admission.

ZRS has grown quickly without acquisitions. It rose from No. 27 on the 2022 NMHC managers list to No. 19 in 2023, No. 13 in 2025 and No. 10 in 2026. It said in 2024 it opened about twice its usual number of lease-ups. In May 2025 it announced it had passed 100,000 units.
