Our summary
No fair housing cases, regulatory actions, data breaches or Texas layoff notices naming CAF Management were found. On the ownership side, a CAF-affiliated entity that owns The Morgan in Austin was reported in August 2026 as having its loan posted for a foreclosure auction. That loan had matured and not been refinanced. This concerns the affiliated owner, not a management contract. The same entity and CAF Capital Partners filed a lawsuit in Collin County in 2024 against a recovery services firm and several individuals.

About the leadership
Chris Faulkner has been CEO since CAF Management began operating in 2014. He spent 15 years at GE Capital Real Estate, working in equity investments and multifamily asset management, before founding CAF. Brooke Hendry is co-founder and president. She previously worked as a regional manager at Westwood Residential from 2004 to 2014 and in leasing and marketing at Billingsley Company.
Jason Geer joined sister firm CAF Capital Partners in 2023 as head of acquisitions for the Southeast, after more than 25 years at Invesco Real Estate, where he was a managing director. CAF Capital now lists him as its president. He also has a page on CAF Management's team site, and a vendor case study on CAF Management's central operations calls him President at CAF Management. Public sources do not make clear whether he now oversees CAF Management directly or holds a group-wide role alongside Hendry. Banks Woodward is chief financial officer of the parent, CAF Companies. He is a CPA who previously worked in public accounting at Cornwell Jackson and CliftonLarsonAllen.
Trent Wood co-founded CAF Management and was its president in its early years, including in 2017. He later served as president of CAF Companies. His current consulting firm lists the CAF role as a past position, so we treat him as a former executive.
Below the president, operations are run by area vice presidents: Jessica Johns, Christi Nelson, Melody Morgan and Brenda Brooks-Hubbard. Most were promoted from within. Johns started as a leasing agent in 2015 and was named the firm's Regional Manager of the Year for 2024. Nelson and Morgan were regional managers before their current roles; Morgan joined in 2015. Brooks-Hubbard is based in Houston and joined in 2021 after about two decades at Windsor Communities and four years at Martin Fein Interests. Regional managers on the firm's team pages include Samantha Bowman, whom the team page now lists as an area vice president, and Percy Captain. Bowman joined in 2018 as a property manager after seven years at Westwood Residential, where Hendry also worked. Captain joined in 2017 as an assistant manager.
District managers listed publicly include Chip Crooks, who joined in 2019 and ran The Residence at North Dallas before his promotion, Lexi Smith, who joined in 2017 as a leasing professional, Amanda Butler, Adriana Alvarez, who joined in 2020 after work at American Landmark Apartments, Kairoi Residential and The Lynd Company, CeAnn Robinson, previously a community manager at Valiant Residential, and Julie McQuain, who is based in Oklahoma City and came from IRT Living in 2022. Josie Powers is Director of Centralization and leads the firm's central operations team. She came up through CAF's own ranks, from leasing agent to regional manager, with a stint as an analyst at CAF Capital Partners. Amanda Castro, who joined in 2015, is the firm's training manager. No public business development or new-business contact for owners seeking a manager was found; the group lists only a general phone number and email.

Case studies (3)
- Centralized operations with EliseAI. Vendor case study on CAF Management's Central Operations & Technology team, launched in 2025, which uses EliseAI to handle applications, lease paperwork, renewals, move-ins, move-outs and payment posting for many of its communities. The firm reports modest gains in occupancy and renewal retention after the change.[46]
- Portfolio-wide pet screening rollout. PetScreening announced in 2020 that CAF Management adopted its pet and animal-accommodation screening platform across its Texas communities.[47]
- Workforce housing with on-site resident services. Sister company CAF Funds and Goldman Sachs Asset Management's Urban Investment Group partnered in 2021 on workforce-housing communities managed by CAF Management, offering on-site tutoring and childcare through KIDS-U, starting with The Residence at North Dallas.[23]
Our notes on performance and fees
CAF Management has shared some operating results through a case study published by its software vendor, EliseAI. These cover only the communities supported by its central operations team, not the whole portfolio, and are the firm's own figures. They show occupancy and renewal retention rising modestly in the second half of 2025 compared with the first half, while rent collection held steady. No independent source for these figures was found.
The one public view of capital spending is property-level. A 2024 City of Dallas filing for 2929 Wycliff, a partly affordable deal between affiliate CAF Capital Partners and the Dallas Housing Finance Corporation, budgets immediate capital work at the property. That is a planned owner budget for one community, not reported spending across the portfolio. No public information was found on rent growth, NOI, operating expenses or turn times.
No public information on the fee CAF Management charges property owners was found. SEC filings by Cantor Fitzgerald Income Trust for two Texas joint ventures, in Carrollton (2021) and Conroe (2022), say a CAF affiliate manages each property under a property management agreement, but they do not state the fee. Those filings do set out CAF's promote: a 12.5% share of distributions once investors have their capital back plus a 10% compounded annual return. That is an investment profit share for CAF as a small co-investor, not a management fee. Loan documents for commercial mortgage securitizations from 2019 to 2023 name CAF Management as property manager of several Cantor Fitzgerald-sponsored Texas apartment communities, but they do not state its contract fee either. The 2024 City of Dallas filing for 2929 Wycliff sets out fees paid to the Dallas Housing Finance Corporation but does not name a management fee. Resident fees are set by each property, and the community websites we checked did not publish them.

Our notes on technology
CAF Management uses Entrata as its property management system. Its job postings ask on-site staff to keep resident and leasing records in Entrata. Its community websites send residents to Entrata's ResidentPortal for payments and service requests. The community websites we checked are built on RentVision, a multifamily website and marketing platform.
For leasing and resident communication it uses EliseAI. That includes EliseCRM as the shared record of conversations and tasks, an AI leasing assistant that answers prospects and books tours, VoiceAI for phone calls, and EliseAI's delinquency tools. In June 2025 it set up a Central Operations & Technology team that uses EliseAI to handle applications, lease paperwork, renewals, move-ins and move-outs and payment posting for its communities, taking that work off on-site staff. Since 2020 it has used PetScreening to screen pets and animal-accommodation requests. In 2017 it adopted OutMatch assessments for hiring.
Residents are offered Flex for split rent payments, Spruce for housekeeping and pet care, and deposit alternatives at some properties. No public information was found on which revenue management software sets its rents, its business intelligence tools or an open API. We found no report or court filing naming it in the RealPage rent-pricing cases.

The group grew through acquisitions by its sister firms. Examples include the 2021 Goldman Sachs workforce-housing partnership, the 2021 purchase of The Morgan in Austin, an eight-property DFW portfolio in 2022, and Cross Creek at Grapevine Ranch in 2025. It has also taken on management through joint ventures with outside capital. Cantor Fitzgerald affiliates partnered with CAF on The Station at MacArthur in Irving in 2020, and Cantor Fitzgerald Income Trust bought properties in Carrollton in 2021 and Conroe in 2022 in which a CAF affiliate kept a small stake and CAF runs the property. The group says CAF Management also took over nine third-party managed properties in 2023. CAF Management joined the Tulsa Apartment Association in 2024 and lists a Tulsa office. It also manages in Oklahoma City and Phoenix.

In 2025 it centralized much of its administrative work in a new central operations team. In 2026 it took on the lease-up of Merritt Crossing, a new community north of Dallas built by an outside developer, and lists The Orion in Austin among its communities. On this evidence we read the firm as growing.

CAF Management is a subsidiary of CAF Companies. Chris Faulkner is CEO of CAF Companies. He founded CAF Capital Partners in 2010. The group's other companies are CAF Capital Partners (acquisitions and asset management), CAF Funds (impact investment funds) and CTB Multifamily (construction and maintenance). No public record of an outside investor, sale or recapitalization of the group was found.
CAF Capital describes the group as vertically integrated, with leasing, maintenance, marketing and accounting handled in-house by CAF Management. Most of the properties it runs are owned by its affiliates. It also takes outside work. The group says CAF Management took over nine third-party managed properties in 2023. It is also leasing up Merritt Crossing, a new community in Prosper/Celina, Texas, built by developer Gault Company. The unit count the group publishes is a CAF Capital figure for units under asset management, so it is the group's claim, not an independent count. The group does not publish assets under management; the dollar figure CAF Capital cites is total closed deal volume.
