Gables Residential is a privately held apartment owner, developer and manager founded in 1982 and based in Atlanta. It operates in ten states, including Texas, and also manages apartments for other owners under its third-party management line. In Dallas it runs a regional office in Uptown and a cluster of urban communities in Uptown, State Thomas, Turtle Creek, downtown and the Medical District.

Gables focuses on institutional-grade urban and mid-rise apartments, often with ground-floor retail. Its Dallas communities on its own site include Gables Katy Trail, Gables McKinney Ave., Gables Mirabella, Gables Park 17, Gables Republic Tower, Gables Turtle Creek Cityplace, Gables Villa Rosa, Park 5940 MD, Peridot Residences, State Thomas Ravello and The Henderson. Its third-party book has also expanded into build-to-rent homes in Texas.

Gables has no affordable housing division, and no LIHTC or HUD Section 8 work was found. Some of its market-rate communities, such as Gables at the Heights in Houston and Gables University Station in Massachusetts, include a share of income-restricted units under local housing programs.

Gables was named the top large company nationwide in the Best Places to Work Multifamily program in December 2024. Our assessment of employee review sites (Glassdoor, Indeed) is positive overall, with culture, training and benefits cited favorably and career advancement and on-site workload cited as weaker areas. Several of its communities hold green building and wellness certifications such as ENERGY STAR, Fitwel and Florida Green.

In November 2023 the District of Columbia Attorney General sued RealPage and 14 landlords, including Gables Residential Services, Inc. The suit alleges the landlords shared lease data and followed RealPage pricing software to raise DC rents. These are allegations. Several other defendants have settled, but no settlement or ruling involving Gables was found. No Texas WARN layoff notices, fair housing actions or data breach reports naming Gables were found.

About the leadership

Sue Ansel has been President and CEO since mid-2012, when she took over from David Fitch after serving as chief operating officer. Donna Summers has led Gables Management Company, the property operations arm, since 2020. She began as a leasing associate and also worked at Greystar, Archstone and First Worthing before returning to Gables in 2005.

Mary Hollands has headed third-party operations since 2020. She first worked at Gables from 1992 to 2000, returned in 2003, and ran third-party client services on the East Coast from 2013. Sabrina Taylor is the listed contact for third-party client services. She joined Gables in 2022 as a regional manager in Denver, after running a regional portfolio for Baron Properties that included Dallas and Houston communities.

Melanie Trapnell leads REIT operations. She has led operations at Gables since 2017, oversaw the West region (Texas, Colorado and California) from 2020, and earlier worked at Equity Residential and CRC Companies. Shelly Coulter is listed as vice president of operations for Dallas and Denver. She started at predecessor Trammell Crow Residential in 1992, has been with Gables since 2006, and ran third-party operations in Texas from 2015.

Dawn Severt joined Gables in 1994 from Arthur Andersen's audit practice and has been CFO since 2005, after serving as chief accounting officer. Charles Elliott became Chief Investment Officer in 2023, after running Toll Brothers Apartment Living. Dennis Rainosek, who runs portfolio management, joined predecessor Trammell Crow Residential in 1986 and was its CFO for Texas operations from 1989 to 1994. James Hamrick, head of IT, was a Gables IT director from 2002 to 2012 before a stint leading IT at Bell Partners. Rob Presley, head of facilities and quality assurance, started at Gables as a service technician in Memphis in 1988.

Other senior leaders came from outside firms. Brian Mosley joined in 2019 to run asset management after starting his career at JLL. Carrie Billiam, head of accounting, came from State Street and Morgan Stanley. David Reece, head of finance and capital markets, came from American Realty Advisors and Northwestern Mutual. Jorgen Punda, who leads investments in the Washington DC and Boston areas, previously worked at Bozzuto. Philip Altschuler, head of HR, previously worked at Host Hotels & Resorts, Feld Entertainment and Federal Realty. Gigi Giannoni, who leads marketing and customer experience, had an earlier stint at Gables running marketing and training. She also lists roles as chief operating officer of Cortland Partners, chief marketing officer of Evolv, a senior operations role at Sunterra and marketing director at Trammell Crow Residential Services.

Case studies (2)
  • VITA Tysons Corner third-party takeover (Tysons, VA). Gables was awarded management of VITA Tysons Corner, a 30-story luxury high-rise in a large mixed-use development, in 2022. The firm lists a rental projection analysis, operating budget and marketing strategy as its takeover work. It publishes no results figures.[12]
  • YardHomes build-to-rent communities (Texas). Gables manages YardHomes build-to-rent communities, including Juniper Pointe and Meadow Lake, in the San Antonio, Dallas and Austin areas as its entry into third-party build-to-rent management. No results figures are published.[12]
Our notes on performance and fees

Gables is private and does not publish portfolio-wide occupancy, rent growth, operating income, expense, collections, retention, turn-time or capital spending figures. The last portfolio results it released came as a listed REIT, before its 2005 take-private. For 2004 it reported same-store revenue down, operating expenses up and net operating income down from 2003. Those results are more than 20 years old and cover a different portfolio, so they say little about the firm today.

The closest the firm ever came to a public collections measure was economic occupancy, which it reported as a REIT through mid-2005. That figure counts rent actually collected against potential rent, so it reflects vacancy, concessions and unpaid rent together, and it ran somewhat below physical occupancy. Since 2023 AvalonBay's customer care center has handled delinquency notices and payment processing for Gables, but no collection results have been disclosed. No public figures were found on resident retention, renewal rates or unit turn times, even in its REIT-era filings.

What Gables does publish are service promises rather than results. It guarantees a response to maintenance requests within 24 hours, offers new residents a 30-day satisfaction guarantee, and since 2017 has run a loyalty rewards program meant to encourage renewals and moves between its communities. These are company statements, not measured outcomes.

Since 2005, the only operating data found covers new communities in lease-up. A 2025 year-end report said Gables Baldwin Park in Orlando, which opened in June 2025, was still leasing up late that year, and that Gables Queen Anne in Seattle reached stabilization in December 2025. These are company-reported and describe single communities, not the managed portfolio.

On capital spending, the only recent disclosure found is project-level. In August 2022 Gables arranged outside financing from Luminia to install solar carports and EV chargers at several California communities. No amount was disclosed.

Gables does not publish its fee terms. One of its third-party contracts is public because the owner's affiliate filed it with the SEC. It is a July 2019 agreement to manage the residential part of a new mixed-use project in Coral Gables, Florida, later known as THesis Miami. All fees in it are paid by the owner, not by residents.

Under that contract, the owner paid a flat $10,000 a month until the first resident moved in. After that, the fee was the greater of 3% of monthly gross receipts or a monthly minimum: $10,000 before the property reached 93% occupancy and $12,000 after, with a 4% cap once stabilized. The owner also reimbursed all on-site staff pay and benefits and budgeted software licenses. Gables charged 7% of project cost for capital projects it ran and $45 per unit for acceptance inspections. This is a single negotiated contract for a new building, so other owners' terms may differ.

Our notes on technology

Gables says its operations run on Yardi, and it prices leases daily with LRO, a RealPage revenue management product. A recent Gables job posting lists Knock and Salesforce alongside Yardi as the leasing and CRM tools its teams use. A 2026 corporate analyst posting names Power BI for reporting, together with ENERGY STAR Portfolio Manager for tracking building energy use. Residents use a Gables-branded Yardi RentCafe app for rent, maintenance and amenity bookings. A vendor case study also shows it uses ManageEngine tools for file and data-leak monitoring.

Since April 2023, AvalonBay's Customer Care Center in Virginia Beach has handled back-office work for the Gables portfolio under a servicing agreement. That covers resident account inquiries, billing, delinquency notices, legal and eviction support, and payment and deposit processing. Gables keeps its own operating decisions.

On AI, Gables community web pages load a tracking script from LeasingAI. LeasingAI sells a tool that measures how apartment communities show up in AI search assistants such as ChatGPT and Gemini. Neither company has announced the relationship, so this is our reading of the site code, not a confirmed contract. Gables community sites also offer a chat tool that answers questions and books tours, but the vendor is not named. No public information was found on AI leasing agents, AI maintenance tools or other AI use at Gables.

On data integration, a third-party software directory lists Gables as a client of Travtus, an AI layer that connects to Yardi and lets staff query operating data in plain language. Travtus's own site mentions Gables leaders only as contributors to its whitepaper on data operability, so the client relationship is not confirmed by either company. No public information was found on open APIs or in-house software.

The firm's own reported totals of homes owned or managed are lower now than in 2015 and 2020. Its staff is also smaller than in its public-REIT era, going by its 1998 SEC filing and its current site. These are company figures and may count differently over time, so the direction is our reading, not a confirmed trend. Gables was a public REIT until 2005, when Clarion Partners took it private in a fund with a fixed ten-year life. In 2015 an investor group led by Clarion bought it again in a reported $3.2 billion deal and turned it into a perpetual-life private vehicle, Clarion Gables Multifamily Trust. Its investors include pension funds and sovereign wealth funds, and the Texas Permanent School Fund committed new money to it in 2024. The fund reports its gross assets in SEC adviser filings, which do not count the homes Gables manages for other owners.

The firm both owns its own portfolio and manages for outside owners. It says roughly half of what it manages is third-party.
