01Overview

Willow Bridge Property Company is a Dallas-based apartment manager, developer and builder. It is the former residential division of Lincoln Property Company, which dates to 1965. The division took the Willow Bridge name in October 2023 after its sale to Cadillac Fairview, the real estate arm of the Ontario Teachers' Pension Plan.

It ranks among the largest multifamily managers in the United States on the NMHC Top 50 list. It has appeared on that list every year since the rankings began in 1989.

Willow Bridge manages mostly conventional market-rate apartments, from garden communities to urban high-rises. Its 2023 rebrand announcement listed a student housing arm (Grand Campus Living) and a single-family rental arm (Good + West Residential). In Dallas-Fort Worth its managed buildings include Uptown, Design District and Galleria-area high-rises as well as suburban communities in Frisco, Plano and Forney.

The firm also offers affordable housing compliance services and manages income-restricted communities. Examples on its own site include a senior affordable community in San Antonio and an affordable family community in Dallas. It does not publish a separate affordable division or a count of tax-credit units.

Our summary

In January 2025 the US Department of Justice added Willow Bridge as a defendant in its antitrust case against RealPage. The DOJ alleged that Willow Bridge and other large landlords shared competitively sensitive data through RealPage pricing software. In July 2026 the DOJ filed a proposed settlement. It would bar Willow Bridge from using pricing algorithms built on competitors' nonpublic data and would require a monitor if the firm uses third-party pricing software. The settlement has no financial penalty. Willow Bridge admitted no wrongdoing, and the court had not yet approved the settlement when these reports were published.

Also in July 2026, a Philadelphia tenant filed a proposed class action in the Philadelphia Court of Common Pleas against Willow Bridge and RealPage. The suit alleges the two companies violated the city's ban on algorithmic rent-setting at Willow Bridge's Philadelphia buildings. These are allegations, not findings.

About the leadership

Duncan Osborne has been CEO since 2023. He came from Cadillac Fairview, where he was Executive Vice President of Investments and led the partnership with the Lincoln residential division. Jennifer Staciokas joined as Chief Operating Officer in September 2026. Her remit covers operations, asset strategy, procurement and AI strategy. She previously built and ran Western Wealth Capital's property management arm, Western Wealth Communities, from 2020, and before that was Senior Vice President of Marketing and Training at Pinnacle Property Management Services from 2014.

Scott Wilder is President of Property Management. He joined Lincoln in the early 1980s and has spent his career with the firm. Jeff Courtwright is President of National Development; he joined in 1987 and, apart from a spell at Prentiss Properties in the mid-1990s, has stayed with the firm.

The corporate team also includes CFO Camilla Harris, Chief Accounting Officer Andy Atalis, who joined in 1996 from First Worthing Company, General Counsel Greg Burmeister, who joined from Cushman & Wakefield in 2024, Chris Stallsworth, Executive Vice President of Investments, who ran Cadillac Fairview's Dallas investment office before joining in 2023, and Durell Vieau, Senior Vice President of People and Culture. Much of the operating bench is long-tenured. Trina Williams, Vice President of Operations and Performance, started at a Dallas community in 2000 and later ran internal audit and property transitions. Theresa Kaiser-White, Vice President of Asset Management, has been with the firm since 1990 and also leads procurement. Michelle Artz, who runs asset strategy and revenue management, started at the firm in 1998, spent eight years at Archstone-Smith and returned in 2010.

In Texas, Sheila Carter is Senior Vice President for the Central region. She first worked for the firm from 1997 to 2003, held senior roles at Pinnacle Realty and ZOM Residential Services, and returned in 2008. Ashley Garner is the regional vice president covering Dallas-Fort Worth and Houston. Michelle King is the regional vice president covering Dallas, Austin and San Antonio; she came from JPI and earlier worked at Lincoln, Greystar and Trammell Crow Residential. Chase Erickson leads development in the Central region. Christina Russo leads business development nationally.

Outside Texas, Chris Burns runs East region property management; he joined in 1992 from RMS Partners and chairs the National Apartment Association's board in 2026. Greg Marchand, a regional vice president in the East, joined in 2014 from the Wingate Companies after a decade at Equity Residential. Joe Segobiano leads development in Chicago, and Jessica Kennard is a regional vice president for resident management.

  • Realync video leasing rollout (Grace Hill). Vendor case study: after a pilot, Willow Bridge rolled Realync live and recorded video tours out to more than 70 properties. At K2 Apartments in Chicago, Realync-influenced leases were about 21% of signed leases; site teams also used it for maintenance how-to and resident videos.[31]
  • Self-guided tours at build-to-rent communities (Rently). Vendor case study: Willow Bridge's build-to-rent properties using Rently self-guided tours since April 2020 reported a 75% reduction in time on market, with 30% of leases coming after self-guided tours, without adding staff.[32]
  • Blue Ridge Companies management takeover. Effective May 1, 2025, Blue Ridge Companies of High Point, NC moved management of more than 10,000 units across 35 properties in North Carolina, South Carolina and Virginia to Willow Bridge so it could focus on development; Blue Ridge site staff joined Willow Bridge.[26][27]
Our notes on performance and fees

Willow Bridge is private and does not publish portfolio-wide figures for occupancy, rent growth, operating income, expenses, collections, resident retention, turn times or capital spending. It did not take part in at least one 2026 industry survey that collects these figures. We found no public information on its renewal rates or unit turn times.

Some property-level figures are public. SEC prospectuses for two commercial mortgage bond deals, from 2024 and 2026, name a Willow Bridge management entity as the manager of a Tallahassee, Florida garden community and a new Manalapan, New Jersey community. Both communities appear on the firm's own website. The filings show each property's operating income, expenses, credit loss and the owner's renovation spending. At the Tallahassee property, operating income and rents rose after the owner renovated every unit. The New Jersey property was finishing lease-up, and its bad debt was small. These are the owners' operating statements as reported by their lenders. They describe two properties, not the whole portfolio, and they do not say how long Willow Bridge had managed either one.

The other published results are vendor case studies. A Rently study from January 2024 says the firm's build-to-rent communities using self-guided tours leased faster and beat their year-end budgeted occupancy goal during lease-up. A Grace Hill study credited its Realync video tours with a share of signed leases at a Chicago property. These are vendor and firm claims about single programs, not audited portfolio figures.

No public information was found on the management fee Willow Bridge charges owners. We checked SEC filings, housing authority and public facility corporation records, and loan prospectuses that name the firm as property manager; none stated its fee.

Resident-paid fees are posted on some community websites and are set property by property. At two Dallas communities it manages, residents pay a one-time non-refundable pet fee plus monthly pet rent per pet. These are examples, not a firm-wide fee schedule.

Our notes on technology

Willow Bridge runs on Yardi. Its job postings ask for Yardi experience, including Yardi's mobile maintenance app, and the resident portals and online applications at the communities we checked in Dallas and San Antonio run on Yardi's RentCafe platform. DOJ filings state that the firm licensed RealPage's revenue management products, AIRM and YieldStar. Its services page describes an in-house business intelligence tool for property and portfolio reporting, but does not name the vendor. Technology is led by a Chief Technology Officer who reports to the CFO.

For leasing and prospect management, Yardi names Willow Bridge among the customers of its enterprise suite, which bundles RentCafe CRM and CRM IQ. Neither Yardi nor the firm says which CRM module Willow Bridge runs. At least one Dallas community website sends inquiries through a G5 lead form built for RentCafe. In 2016, as Lincoln Property Company, the firm highlighted Knock, a tour-scheduling and messaging tool, and Anyone Home, a leasing call center, as marketing partners; we found no evidence on whether it still uses them.

A 2025 industry report lists Willow Bridge among the clients of EliseAI, an AI leasing and resident-communication platform. Vendor case studies show it using Realync for live and recorded video tours and Rently for self-guided tours at build-to-rent homes. At least one Dallas community website it manages is built on LeaseLeads, a marketing website platform with an online tour scheduler.

A 2026 job posting says the firm's regional marketing staff manage software integrations with internal and outside parties, so that live pricing and availability flow from its property systems to community websites and listing sites. We found no public information on any open API or data feed offered to owners.

The firm reports steady net growth in units under management and in staff since the 2023 rebrand. It moved from fourth to third on the NMHC list in 2025. In May 2025 it took over management of Blue Ridge Companies' portfolio in North Carolina, South Carolina and Virginia, one of two large portfolios it added that year. It also re-entered California and expanded into Oregon and New York. It remains an active developer, with projects underway in Dallas, Washington, DC, and other metros.
