MAA (Mid-America Apartment Communities) is a publicly traded REIT in the S&P 500. It is based in Germantown, Tennessee, near Memphis. It owns, develops and runs its own apartment communities, mainly in the Sunbelt, across 16 states and the District of Columbia. The company traces back to The Cates Co., founded in 1977, and went public in 1994.

MAA's DFW holdings are mostly Class A and upscale mid-rise communities in Dallas, Uptown, Las Colinas, Addison, Plano, Frisco and Farmers Branch. Several DFW buildings still carry Post or Colonial names in county records. They came to MAA through its mergers with Colonial Properties Trust (2013) and Post Properties (2016). MAA runs a Dallas regional office.

We found no public information on affordable housing work, such as LIHTC, HUD-assisted or public facility corporation properties. MAA's filings and sustainability reports describe market-rate communities only. HUD's records list a few assisted properties in Alabama, Georgia, Mississippi and Tennessee under a manager called Mid-America Apartment Management Co. We could not tie that company to MAA, so we do not count those properties as MAA's.

Our assessment of employee sentiment is mixed. Glassdoor reviews lean favourable, with most reviewers saying they would recommend MAA. Indeed reviews are split: staff praise benefits, training and commissions, but complain about pay, bonuses, turnover and some on-site managers. Our summary

In 2018 MAA settled a 2010 Justice Department lawsuit. The suit alleged that 50 communities built by Post Properties did not meet Fair Housing Act and ADA accessibility rules. MAA agreed to fund retrofits, pay victims and train staff.

Texas tenants brought class actions alleging that MAA's rent late fees broke the Texas Property Code. In 2021 the Fifth Circuit vacated a lower-court ruling against MAA and sent the case back.

MAA was among the landlords named in the RealPage rent-pricing antitrust litigation. In January 2026 it settled the national class action for $53 million without admitting fault. In September 2026 it settled the D.C. attorney general's case for $1.2 million, also without admitting wrongdoing. It accepted limits on pricing software that relies on competitors' confidential data. A similar suit by the Kentucky attorney general was pending as of early 2026.

About the leadership

Brad Hill became President and CEO on April 1, 2025. He joined MAA in 2010 as a development director and later served as Chief Investment Officer, overseeing transactions, development and property operations. Before MAA he was a vice president of development at Loeb Properties and a vice president of commercial real estate at First Tennessee Bank.

Eric Bolton, CEO from 2001 until the handover, stayed on as executive chairman. He joined MAA in 1994 after serving as CFO of Trammell Crow Realty Advisors. Clay Holder has been CFO since April 2024; he joined in 2017 as chief accounting officer after years at AutoZone. Amber Fairbanks came over from Colonial Properties Trust in the 2013 merger and was promoted to Executive Vice President of Property Management in October 2022, when the chief operating officer retired.

Other long-serving executives come mostly from accounting and law. Tim Argo, Chief Strategy & Analysis Officer, joined in 2002 from Arthur Andersen and also took on asset management in 2022. Joe Fracchia, Chief Technology & Innovation Officer, joined in 2016 after founding Vaco Risk Solutions and working at PwC, Deloitte and Andersen. Rob DelPriore, Chief Administrative Officer and General Counsel, joined in 2013 from Baker Donelson, where he had been MAA's outside securities counsel.

Bart French leads investments, development and joint ventures as Executive Vice President, Investments, a role he took in April 2026. He came to MAA with the Post Properties merger, where he led development in Texas, Colorado and Florida. MAA's new-development page also names Elizabeth Long as a Senior Vice President, Investments, Sam Buckner as Senior Vice President, Transactions, and Ingrid Agaj as Senior Vice President and Director of New Construction. Buckner joined MAA in 2008. Agaj also came from Post, where he had run new construction since 2007.

Public profiles name Melissa Swope as a Regional Vice President based in the Dallas area and Nicole Broussard as Regional Vice President for Austin and San Antonio. MAA's own site does not publish its regional leaders or leadership photos. We found no business development contact for management services, which fits a firm that manages only its own communities. The closest points of contact for developers and sellers are its investments and transactions teams.

Our notes on performance and fees

MAA reports occupancy, lease pricing, turnover, NOI, expenses and capital spending every quarter in its SEC-filed earnings releases. These are the company's own figures. In mid-2026 it reported steady occupancy and historically low resident turnover. Renewal pricing was rising while new-lease pricing fell, as Sunbelt markets absorbed heavy new supply.

On costs, management reported modest same-store expense growth in 2025 and mid-2026, helped by lower insurance premiums and repair and personnel savings. It described rent collections as strong, with very low delinquency. It keeps spending on interior unit upgrades and on community-wide Wi-Fi, which it presents as a new income source.

MAA does not publish how many days it takes to turn a vacant unit. It only says that renovated units lease faster than unrenovated ones, even after counting the extra time the renovation adds.

MAA manages only communities it owns, so it charges no management fees to outside owners, and no public information was found on internal fees. Its DFW community websites do list what residents pay. That includes a per-applicant application fee, a processing fee at move-in and an application deposit. There is also a small required monthly community fee, and some communities add required internet and valet trash packages. One-time pet fees and monthly pet rent also apply. Amounts vary by community. MAA also offers a non-refundable fee in place of a security deposit, which it calls sMAArt Savings.

Our notes on technology

MAA runs its property management and accounting on Yardi Voyager. After the Post merger it combined both companies' Yardi systems into a single platform. It uses Yardi's RentCafe for marketing, prospect and resident portals and for CRM, and residents log in at maac.securecafe.com. Court filings show it used RealPage revenue management software. A corporate job ad for a revenue management analyst also describes working in the LRO revenue management system.

The same job ad lists Tableau and Essbase, alongside SQL and Yardi, as preferred skills for its revenue analysts. That suggests those tools are part of its reporting and analytics work, though MAA has not published a description of its business intelligence setup.

MAA says it has used AI for prospect engagement for about two years, with a chatbot and voice bot now handling most prospect conversations. It is testing a centralized operating model, which it calls ReiMAAgine, that uses AI to reduce on-site staffing needs. Management describes AI in back-office work and maintenance as still early. Its communities offer smart home features and self-guided tours, and it is rolling out community-wide Wi-Fi.

We searched vendor integration pages, MAA's job postings and its own press, and found no public information on open APIs, its own data platform or named integration partners.

MAA has grown mainly through two large mergers, Colonial in 2013 and Post in 2016. Since then its portfolio has stayed broadly stable, and its headcount has been roughly flat in recent years. It ranked among the largest US apartment managers on the NMHC Top 50 Managers list in 2025. It now focuses on ground-up development, interior renovations and selective sales of older assets. In 2026 it bought development land in Nashville and Northern Virginia and sold a community in Raleigh.

MAA is a public company listed on the NYSE and has no parent company. It is the sole general partner of its operating partnership, Mid-America Apartments, L.P., and owns nearly all of that partnership's units. This is a common structure for apartment REITs.

MAA is an owner-operator: its own staff manage the communities it owns. We found no evidence that it offers third-party management to outside owners. Growth has come from mergers, acquisitions and ground-up development, including a program that buys land for future development.
