In October 2025, BH agreed to pay $15 million to settle claims in the federal RealPage rent-pricing antitrust case in Tennessee. It denied wrongdoing and agreed to stop sharing nonpublic data with RealPage. A 2022 class action over student housing prices also named BH in connection with RealPage.

In Florida, tenants sued in 2023 (Chiodini v. BH Management Services). They alleged BH kept security deposits without the notice state law requires. A settlement of about $1.42 million received final approval in December 2025. A former employee sued over unpaid wages in 2018.

Joanna Zabriskie is CEO. She joined BH in 2013 as a senior vice president and became President and CEO in December 2014. Before BH she co-founded Harbour Realty Partners, a multifamily investor that had co-invested with BH, and was a managing director at Captec Financial Group. She led the company through the Pretium sale and stayed on afterward. Melody King became President in November 2025. She joined BH in 2013, rose through regional roles and was previously Chief Operating Officer of property operations.

Founder Harry Bookey practiced law for about 15 years, representing real estate syndicators, before leaving in 1991 to start BH. He made its first deal in 1993. He kept BH Equities' real estate investments when the management business was sold to Pretium in 2024.

Most of the executive team was promoted from within, and most have been at BH for about a decade or more. Christi Weinstein, Chief Operating Officer, joined in 2014 and ran BH's strategic support group before becoming COO in 2023. Chief Financial Officer Dusty Thomas joined in 2016 and worked in investor relations and capital markets at BH and its investment arm, BH Equities, before becoming CFO in 2024. Chief Strategy Officer Brandy Daniel, with BH since about 2014, was previously its Chief Data Officer. Chief People Officer Charlotte Flores has also been with BH since about 2014. Jennifer Davis, Managing Director of Asset Management, has been with BH since about 2014; like Zabriskie, she came from Harbour Realty Partners and Captec Financial Group, where she led underwriting and asset management. General Counsel Jennifer Schumann joined in 2018 and was senior counsel for real estate at BH Equities before becoming general counsel; since September 2025 she has also been general counsel of Progress Residential, another Pretium company.

Jennifer Antos, with BH since about 2018, leads build-to-rent and joined the executive team in 2024. Before BH she held training, regional and area vice president roles at Gables Residential and Trammell Crow Residential. Matt Darcy and Mike Watkins, both with BH since 2015, are senior vice presidents for construction. Darcy's earlier employers include Greystar, according to an unverified profile. Watkins started as a construction representative on acquisitions and earlier worked for Monaco Development and Lakeridge Builders. Nikki Sloup, who joined in 2025, leads brand, communications and PR. She built Progress Residential's first dedicated communications team starting in 2021 and still holds that role there.

BH's leadership page lists senior regional vice presidents Karen Smith and Joyce Copeland. Smith, based in Frisco, Texas, joined BH in 2014 and was promoted to regional vice president for Texas in 2019; she previously worked at Equity Residential and McDowell Properties. Copeland joined BH in about 2012 and previously held operations roles at RAM Partners, Post Properties and Trammell Crow. Regional vice presidents include Kristy Duck, Wendy Harrison, Lisa Johnson, Kristina Marshall and Penny Marshall, plus Marc Karles for build-to-rent; each has been with BH for several years, and Kristina Marshall, based in Des Moines, is the longest-serving.

BH does not name a business development contact for its apartment management business. Its contact page routes owner, investor and acquisition inquiries through a web form and the Des Moines office phone line. For student housing, B.HOM Student Living, the management venture BH formed with Timberline Real Estate, lists Sara Doherty as Vice President of Business Development. She joined in 2026 after onsite and transition roles at PeakMade Real Estate and business development at Cardinal Group Companies.

BH does not publish firm-wide operating results. BH reported its average portfolio occupancy to Multi-Housing News for that outlet's 2026 ranking; this is the firm's own figure. BH also told Multi-Housing News that bringing past-due collections in-house improved recovery rates, without giving a figure.

The best independent view comes from NexPoint Residential Trust, a public REIT whose properties BH manages. The REIT's filings show its same-store properties had roughly flat rents, slightly lower NOI and lower occupancy in 2025 than in 2024. On its mid-2026 earnings call, the REIT said resident turnover on its BH-managed properties was lower than a year earlier. The REIT also reports that its owner-funded interior renovation program has earned rent increases and returns on cost in line with its targets. These figures cover one client's portfolio, which BH affiliates partly own, and may not reflect BH's other properties.

Vendor case studies add a little more. A Widewail case study says BH's centralized renewal team shortened the renewal process, and a SmartRent case study says BH cut maintenance task close times. BH says its water and energy projects lower utility costs per unit. BH says its Fusion platform tracks days to ready for vacant apartments, but no turn-time figure has been published.

BH describes a centralized model built on four shared functions: a contact center, applicant screening, renewals and resident account management. It says it focuses on assets that were underinvested or undermanaged.

The clearest public record of BH's fees comes from NexPoint Residential Trust, a public REIT whose properties BH manages. Its SEC filings say the REIT pays BH a management fee of about 3% of each property's monthly gross income. Its 2016 annual report adds that BH earns a construction supervision fee of 5% to 6% of project costs when it does that work, is reimbursed for certain operating and leasing costs, and bills extra services by the hour. All of these are paid by the owner, not residents. BH affiliates also hold equity in that REIT, so these terms may differ from what an unaffiliated owner would get. No published fee schedule or public-agency management contract naming BH was found.

BH runs its properties on Yardi Voyager, according to Yardi's own announcements, which describe BH as a long-time Yardi client that also uses Yardi's invoice and payment tools. Vendors are onboarded and paid through Yardi's VendorCafe and Marketplace, which BH links from its own website. Residents log in through a BH-branded RentCafe portal, Yardi's resident platform. BH uses Funnel for leasing and applications; the Funnel application portal is linked from its Dallas property sites. BH uses SmartRent for maintenance work orders, inspections and asset tracking. Its 2025 settlement in the RealPage antitrust case shows it used RealPage rent-pricing software; it agreed to stop sharing nonpublic data with RealPage.

BH runs its own data platform, Fusion, now in a second version called BH Fusion+, which pulls leasing, accounting and maintenance data into one place. It won PropTech Breakthrough's analytics platform award in 2024. BH has embedded Explore, a plain-language AI query tool from the vendor Travtus, inside Fusion+ so staff can ask questions of the data directly. BH's head of data said it chose Travtus because the product was close to what BH had planned to build itself.

In February 2026, BH and Funnel processed what BH calls the industry's first rent payment inside ChatGPT. Residents connected their Funnel resident portal account inside ChatGPT. Funnel described it as a proof of concept, not a rollout. No public information was found on BH offering its own API or data feed to owners or partners.
