01Overview

Westdale Real Estate Investment and Management is a Dallas-based real estate investor, developer and property manager. Joe Beard co-founded it in 1991. It started as a subsidiary of a Canadian company also called Westdale, set up to buy distressed commercial and apartment properties. Today it describes itself as privately held and vertically integrated. That means it handles investment, property management, leasing and construction in-house.

Westdale's work is mainly apartments. It also owns and manages office, retail and mixed-use property. Its best-known DFW asset is The Hamilton, a high-rise in The Epic development in Deep Ellum. Westdale developed The Epic, which also includes an office tower and the Pittman Hotel. It has also moved into build-to-rent single-family homes through a joint venture.

We found no affordable, tax-credit or HUD-subsidized housing in its portfolio. HUD's records list Westdale only as manager of some Texas properties with FHA-insured loans, which are market-rate buildings without rent subsidies. The DFW buildings we have linked to Westdale are listed below.

Our summary

In January 2021, Westdale entities agreed to a $1.5 million settlement of a federal class action in North Carolina. The suit alleged that tenants were unlawfully charged filing, attorney and sheriff fees in eviction cases. In August 2023, a resident of The Hamilton in Deep Ellum sued Westdale Asset Management in Dallas County. He alleged staff emptied his unit by mistake during a neighbor's eviction. Westdale said maintenance staff entered the wrong unit in error. We found no public record of how that case ended.

About the leadership

Joe Beard, co-founder, is President and CEO. Evan Griffiths is Chief Operating Officer. He joined in 1997 and oversees property operations, asset management, construction and insurance. Before Westdale, he worked at M/PF Research, Erickson Capital Group and The Worthing Companies.

The rest of the senior team is long-tenured. Ken Carlson, Chief Investment Officer, joined in 1992. Trevor Bert, Chief Financial Officer, joined in 2001 from KPMG. Cindi Scoggins, EVP of Residential Operations, joined in 1993 after roles at Gibraltar Properties and Trammell Crow / Brentwood Properties. Brian Barton, who oversees multifamily asset management and construction services, joined in 2001 after working at Basic Capital and Bluebonnet Savings Bank. Jeff Allen leads the commercial side (retail and office). He came from Trademark Property Company, and in the 1990s he was a partner and president of Huff, Brous, McDowell and Montesi Management, a Dallas firm that managed and leased office, retail and industrial property for outside owners.

On the apartment side, the Dallas apartment association's member directory lists several vice presidents and regional directors, including Barbara Middlebrook, Glori Regan and Letitia Malone, plus Kyle Talmage, vice president for single-family rentals. Robert Delgado, director of financial systems and learning, has spoken for the firm in Yardi case studies. Jaymz Yates, director of technology, spoke for the firm on an industry panel about automation in 2023. Westdale's contact page directs owners seeking third-party management to a business development director for third-party management, but it does not name that person, and we found no public source that does.

A waste-hauling vendor's 2023 case study describes working with Westdale properties in Austin, Dallas-Fort Worth and Atlanta on bulk junk removal, overflow waste after Texas winter storms, and Austin's waste-diversion rules. It is written by the vendor, not Westdale.[39]
  • Yardi case study: accounts payable automation (Procure to Pay). Yardi describes Westdale moving its residential and commercial invoice processing from paper, routed between offices in Florida, Atlanta and Dallas, to Yardi Procure to Pay. Our notes on performance and fees

Westdale does not publish portfolio-wide occupancy, rent growth, operating income, expenses, retention, turn-time or capital spending figures, and no independent public data on them was found.

One narrow data point is public. Pacific Oak SOR (BVI) Holdings, which hired Westdale as asset manager in January 2026, reports occupancy for the properties now under Westdale's asset management in its SEC filings. Its first-quarter 2026 statements show its single apartment property well occupied and its office complexes much less so. Westdale had held the assignment for only about two months at that date, so these figures describe assets it inherited, not results it produced.

The only other performance claim we found is in a Yardi vendor case study. It says Westdale saw fewer delinquencies, fewer evictions and better collections after adopting Yardi's resident screening product. That is a vendor-published claim with no figures, so treat it as marketing rather than measured results.

Westdale does not publish its property management fees. One concrete example is public. In January 2026, Pacific Oak SOR (BVI) Holdings, part of a distressed non-traded REIT, hired Westdale as asset manager. A Form 8-K sets the terms. The monthly fee for each property is the greater of 2.0% of that property's prior-month gross income or $10,000. A fund investment carries a flat $10,000 a month. Westdale also earns a disposition fee of 0.25% of the sale price when an asset is sold, and its budgeted expenses are reimbursed.

The contract runs one year, then renews each year. The client can drop properties early by paying up to six months of fees. This is an asset management deal for a mostly commercial portfolio, so it may not reflect what Westdale charges to manage apartments. We found no public fee schedule for its apartment management.

Our notes on technology

Residents use the Westdale Living app and resident portal, built by Yardi on its RentCafe platform. That points to Yardi as the property management system, and its current job postings ask for Yardi skills. A 2026 posting for a centralized accounts-receivable and leasing support role names Yardi's CRM IQ, so Westdale appears to use Yardi's RentCafe CRM for prospects and residents. Yardi case studies add detail. Westdale uses Yardi Procure to Pay to handle invoices digitally across its residential and commercial portfolios, and Yardi's ScreeningWorks Pro suite to screen applicants and deter fraud. Yardi's REACH marketing agency named Westdale as a client in 2022 and has run search and paid-search marketing for its properties. For its single-family rentals, Westdale uses Rently for self-guided tours. A RealPage testimonial shows some Westdale communities have used RealPage's Community Rewards resident loyalty program.

Westdale's own services page says it works with both Yardi and RealPage for reporting, and that an in-house revenue manager sets new-lease and renewal prices using revenue management software. The page does not name the product, but the application forms on Westdale's own careers site for community staff in Colorado, Georgia and Florida list "RealPage - Yieldstar" as a software skill. That points to RealPage's YieldStar as its pricing tool, at least at some communities. Westdale is not among the property managers named as defendants or settling parties in the RealPage rent-pricing class action, and we found no government case naming it.

Its director of technology spoke on a 2023 industry panel about automation and centralization but named no tools. No public information was found on its business intelligence tools, AI tools, or APIs and integrations it offers owners.

Westdale ranked at the bottom of NMHC's Top 50 Managers list in 2021, after a drop in the units it reported. It fell off the list in 2022 and was not on it in 2024. It returned in 2025, with a small gain in reported units over the prior year, though still below its 2020 level. We could not confirm whether it is on the 2026 list. Our read is that its managed portfolio has been roughly stable in recent years. Over a longer span it has shrunk: in a 2013 letter to the Federal Housing Finance Agency, Westdale said it managed more apartments than it reports today. Its current job postings describe a larger apartment portfolio than it reported to NMHC in 2025, so treat the job-posting figure with caution. Its own descriptions of headcount have also come down since 2020.

In 2020, Westdale opened The Hamilton in Deep Ellum as part of The Epic. In December 2020, it made an unsolicited all-cash offer to buy Aimco, a public apartment REIT, and Aimco's board rejected it. It held just over 5% of Aimco into late 2022 and fell below 5% in July 2024. In March 2021, it formed a build-to-rent single-family venture with Canadian builder Great Gulf and a large institutional investor, aimed at the US Sunbelt. In June 2021, it bought Soleste Alameda, a newly built apartment property in West Miami.

In January 2026, Westdale won a new asset management assignment. Pacific Oak SOR (BVI) Holdings, the bond-issuing arm of the distressed Pacific Oak Strategic Opportunity REIT, hired it to run its non-residential portfolio while the REIT pursued liquidation. We found no other recent public announcements of new management contracts or office openings.

Westdale is privately held and led by its co-founder. It began in 1991 as a subsidiary of a Canadian company also called Westdale. Its own site says it is owned and controlled together with a large Canadian family office co-investment partner, which it does not name. Toronto-based Westdale Properties, a family real estate company, describes the US portfolio as part of its own. So the two are closely tied, but the exact ownership split is not public.

Westdale buys and manages property for its own investment vehicles, alongside institutional and family-office partners. It also offers third-party fee management to outside owners. So some buildings it manages are ones it co-owns, and others belong to clients. The legal entities named in court records include Westdale Asset Management LP and Ltd., and Westdale Properties America I LP.
