01Overview

Knightvest Management is the property management arm of Knightvest Capital, a Dallas multifamily investor founded in 2007 by David Moore. The management business now operates under the Knightvest Residential name, and its careers pages still refer to Knightvest Management. The group buys older or underperforming apartment communities, renovates them, and runs them with its own staff.

The company is headquartered on Douglas Avenue in Dallas and has an office in Houston. It operates in Sun Belt markets in Texas, Arizona, the Carolinas, Georgia and Florida.

Knightvest manages apartments that Knightvest Capital and its funds own. The portfolio mixes garden communities, mid-rise buildings near SMU and Uptown Dallas high-rises. Recent Dallas buys include Belclaire (formerly Mockingbird Flats), SKYE of Turtle Creek and Ardan.

Outside Dallas it runs communities in Houston, Austin, San Antonio, Phoenix, Charlotte, the Chapel Hill area and Orlando. It entered Orlando in 2022 and has kept adding there, including The Palmer in January 2026.

Knightvest Capital appeared on the NMHC Top 50 Owners list for a seventh straight year in 2025 and made the Top 50 Managers list for the first time that year. In December 2025 it received a silver Multi-Housing News Excellence Award for Best Value-Add Renovation, for its repositioning of the Encore and Dorian communities in Plano, Texas. Our summary

In March 2024 the family of a resident killed at Alys Luxury Living in Conroe, Texas sued Knightvest Management, LLC and affiliated entities in Dallas County. The suit alleges the property's access gates were poorly maintained and did not work. These are allegations; no outcome was found.

Knightvest Residential is listed among the defendants that settled in the RealPage rent-pricing antitrust class action in federal court in Tennessee. The case alleged that landlords using RealPage pricing software shared data to push up rents. The settlement agreement, dated September 29, 2025, covers Knightvest Residential, Knightvest Management, LLC and related entities, sets a $1.5 million payment in two installments, and states that Knightvest denies wrongdoing.

In July 2015 immigrant tenants at Aberdeen at Bellmar in Dallas told the Dallas Morning News that an ID requirement at lease renewal discriminated against them. The company said a valid government ID was part of its consistent rental criteria. The paper reported that no federal complaint had been filed, and no later action was found.

Several properties bought in 2021 and 2022 lost value as rates rose. Knightvest has worked with lenders to extend those loans, suspending investor distributions on some, and restructured loans on 14 properties in 2025. Lenders should ask which assets are under modified debt.

No HUD or DOJ fair housing enforcement, Texas WARN layoff notices or bankruptcy filings were found.

About the leadership

David Moore founded the firm in 2007 with KC Kronbach and is CEO. Before that he was Director of Investments at Macfarlan Capital Partners and worked at HFF, Prudential Capital and Arthur Andersen. He holds a CFA designation.

Daniel Ebner has led Knightvest Residential as President since 2018. He oversees operations, training and construction management. He spent about 14 years at CWS Capital Partners, where he was a Senior Vice President, and earlier worked at Overland Capital Group, JPI and Comerica Bank. No separate chief operating officer is listed.

Three regional executives run the properties. Nancy Casteel, Senior Vice President for DFW and Austin, joined in 2018 from Post Properties and Monogram Residential. Nancy Garivey, Vice President for Houston and Phoenix, joined in 2018 after operations roles at Greystar and others. Kellie Russell, Vice President for Orlando, San Antonio and the Carolinas, has been with the firm since 2012. Under them, regional property managers include Lacey Clemmer in DFW (formerly of ConAm Management and The Paskin Group), Kayla Ewens in Houston (since 2019) and Shannon Renz in Austin (since 2017, after Orion Residential, Gables and Milestone Residential).

Allison Crawford, Senior Vice President of Strategic Services and Technology, joined in 2014 after operations roles at Landmark Residential and Pace Realty; she runs technology, websites and compliance. Cheryl Beuttas has led human resources as a Senior Vice President since 2015, after a long HR career at Accor North America.

Melanie Adams, Chief Construction Officer since 2014, runs the renovation programs. Her two construction vice presidents are long-tenured: Manny Alonzo started as a service manager in 2012, and Jacob Moore joined in 2014. Jeremy Woldert joined in 2021 on the asset management side after working as a senior consultant at Meyers Research, a market research firm for multifamily developers. In a December 2020 joint venture with an Invesco Real Estate Income Trust entity to buy San Simeon at 2122 Allen Parkway, Houston, the Knightvest side (Knightvest San Simeon, LLC or an affiliate it names) was paid an acquisition fee of 0.75% of the $106,250,000 purchase price, out of the mortgage loan proceeds. The same agreement names Knightvest Management LLC as property manager under a separate management agreement whose fee is not disclosed, and requires deals with Knightvest affiliates to be on terms similar to arm's-length third-party terms.[80]

  • Aerwave managed Wi-Fi rollout. Vendor case study: Knightvest deployed Aerwave's managed Wi-Fi (fiber-based mesh on RUCKUS hardware) across 15 properties by the end of 2025, with QR-code activation at move-in. The vendor reports high uptime; Knightvest keeps the equipment at the end of the agreement. Figures are the vendor's own.[35]
Our notes on performance and fees

Knightvest does not publish portfolio-wide operating data, and no independent source reports its occupancy, collections, retention, turn times, NOI or expense control. What exists are the firm's own examples from single properties, tied to sales and acquisitions.

Those examples show how its value-add model works. At two Euless, Texas communities, Reagan at Bear Creek and Harlowe, the firm reported large rent premiums on renovated units, and Harlowe was nearly fully leased when it was marketed for sale in 2024. Its renovation budgets are substantial: Harlowe received several years of unit and common-area upgrades, and The Palmer in Orlando has a multi-year program that fully renovates part of the units and refreshes the rest.

In early 2026 the firm described occupancy across its markets as stabilized, without figures. It also reports investment results, such as the average multiple on its 2025 sales. All of these are the firm's claims about selected assets and fund returns, not audited property operations. A lender should ask for trailing operating statements on the specific assets in question.

Knightvest does not publish its management fees, and no filing found states the fee it charges to manage a property.

The clearest public example is a December 2020 joint venture with an Invesco Real Estate Income Trust entity to buy San Simeon, an apartment property on Allen Parkway in Houston. The joint venture agreement, filed with the SEC in 2021, names Knightvest Management LLC as property manager. It refers to a separate management agreement whose terms are not in the public filing. It requires any deal with a Knightvest affiliate to be on terms similar to what a third party would offer. The same agreement paid the Knightvest side an acquisition fee of 0.75% of the purchase price, out of the mortgage loan proceeds. That is a sponsor fee paid by the owning venture, not a management fee.

A 2014 securitization filing that names Knightvest as manager of Alta Vista Ridge in Lewisville, Texas, does not state the fee. No housing finance corporation, public facility corporation or public REIT management contract naming Knightvest was found.

Our notes on technology

Knightvest's communities appear to run largely on RealPage. Residents use RealPage's LOFT Living portal to pay rent and submit service requests, and job postings list RealPage OneSite as preferred experience. The RealPage settlement indicates it used RealPage revenue management software at some point.

For leasing, Knightvest Residential was an early tester of Knock's touring app in 2021, which points to Knock as its leasing CRM at that time. In September 2026 it said it was rolling out Nurture Boss across its portfolio: an AI virtual leasing assistant for prospect follow-up, and a payments and delinquency AI that sends payment reminders and records residents' promises to pay. The vendor says the tool reads balances straight from each property's ledger. No figures on results were published; the claims come from the vendors' own announcements.

Its community sites run on the G5 marketing platform, take applications through 100 (Get100), and offer Flex for split rent payments. A vendor case study shows it rolled out Aerwave managed Wi-Fi across part of the portfolio. No public source names its reporting or business intelligence tools, and no open API or in-house software was found.

Knightvest has grown from a Texas-focused operator in the mid-2010s, when it managed roughly half its current scale mostly in DFW and Houston, into a Sun Belt owner-operator across five states.

It has kept buying through 2025 and 2026. In Dallas it purchased Belclaire in January 2025, SKYE of Turtle Creek in February 2025 and Ardan in April 2026. Elsewhere it added The Palmer in Orlando in January 2026, Hollings Post Oak in Houston in February 2026, a midtown Phoenix community in August 2026, and a three-property garden portfolio in Round Rock and Austin the same month.

The firm has also been selling and restructuring. For 2025 it reported a similar number of sales as purchases, alongside refinancing and loan extensions. The CEO has said the firm targets communities built around the 2000s at deep discounts, including foreclosures. No public headcount figures or hiring trends were found.

The business is vertically integrated: property management, construction management and asset management all sit in-house under Knightvest Capital. Today it mainly runs apartments that Knightvest and its funds own, so a lender or owner should treat it as an owner-operator first.

It has managed for outside owners at least once. A January 2014 commercial mortgage securitization filing names Knightvest Management, LLC as property manager of Alta Vista Ridge in Lewisville, Texas, a garden community bought that year by two individual sponsors with no stated tie to Knightvest. No current third-party management contracts were found, and the firm does not market management services to outside owners.

The investment strategy is value-add: buy communities below replacement cost, renovate units and amenities, then sell. Acquisitions since 2024 have run through its Fund II. Its business development staff raise investor capital (a capital formation team) rather than pitch management contracts. The firm last published an assets-under-management figure in 2017; it now reports cumulative capital invested since founding instead.

No affordable housing division, tax-credit properties or HUD-assisted properties managed by Knightvest were found.
