Largest properties

Our count from public property records, HUD and the firm's own site; a listing alone never counts.

Anterra's own property list is mostly older garden-style apartment communities across the Dallas-Fort Worth suburbs. A smaller group sits in the San Antonio area (including Boerne and Universal City) and around Austin (Round Rock). An SEC filing from 2001 shows Anterra managing a San Antonio complex going back to at least the late 1990s.

Anterra's website says the firm was ranked among the top management companies in the US by ApartmentRatings. No year is given, and we could not confirm the ranking independently. An archived page on the firm's old site says the Institute of Real Estate Management gave Anterra its Accredited Management Organization (AMO) designation in 1997; we did not confirm whether it still holds it. In 2025 The Dallas Morning News listed Anterra as a National Standard winner in its Top Workplaces D-FW program, which is based on employee surveys. Employee review profiles on Glassdoor and Indeed are mixed in our assessment. Some employees describe a stable, family-oriented employer. Others raise concerns about favoritism, communication and internal systems.

Our summary

Few public records were found. In 2015 a suit was filed in Dallas County naming Anterra Management Corporation, an insurer and a claims administrator. The nature of the claims and the outcome were not confirmed. A 2018 complaint at the Texas Public Utility Commission named Anterra, one of its apartment properties and a utility billing company. It was dismissed with prejudice under a settlement. No HUD or DOJ fair housing actions, data breaches, WARN layoff notices or bankruptcies were found.

About the leadership

Jonathan Shopay became President and CEO on January 1, 2026. He came from Harbert Management Corporation, where he was a managing director, and before that worked at Transwestern Investment Group. He studied finance and real estate at TCU and holds an MBA from Pepperdine. Bill Daves, the previous CEO, is now Chairman. Before Anterra, Daves was president of the Dallas private equity firm E2M Partners (2005-2018) and ran real estate at Sammons Corporation (1987-2004).

Susan Field, VP of Operations, joined in 2004 as a regional manager and oversees properties in Dallas, Austin and San Antonio. She previously worked at Lincoln Property Company and Fath Properties. CFO Stephen Hansen joined Anterra in 2005 as a staff accountant and now runs property accounting and information technology.

Erik Janush, VP of Construction, joined Anterra in 2015 as a lead maintenance supervisor, according to a 2024 trade magazine profile. He moved through site operations and project management roles and became VP of Construction in June 2023. Before Anterra he ran his own fencing company and did maintenance for UT Southwestern student housing; the firm's own bio also cites about a decade at Westdale Asset Management. Regional managers listed on the firm's site include Heather Barton and Brittany Strong, both since 2022.

Jeff Burrows is VP of Asset Management. His bio on the firm's site says he joined in 2016 and handles asset reporting, property budgets and acquisition due diligence. He previously worked at Waterton Residential and Iron Creek Ventures. He is not shown on the main team page, but his bio page is still live, and a client testimonial on the site names him (spelled Burroughs there).

No dedicated business development or new-client contact was found. Bill Daves's bio on the firm's site still says he manages new business development and client relations, though that text may date from his time as CEO. The site otherwise routes owner and investor inquiries to a general marketing email address and the main office phone line.

An advisory board includes Frontline Holdings co-founders Collier Gregory and Travis Putnam (Putnam also co-founded the proptech venture firm Navitas Capital), former Transwestern executive managing director Jack Eimer, and Bill Daves.

  • Rent growth (undated, firm claim): Firm says post-renovation rents usually come in above pro forma; no figures published[39]
  • NOI (undated, firm claim): Firm said NOI across its whole managed portfolio rose over 6% in 2008 versus 2007. An archived repositioning page also claimed a 200% NOI increase at Palo Alto Apartments in Dallas after renovation (undated).[43][44]
  • Expense controlold (as of 2008, firm claim): Firm credited its 2008 NOI gain partly to expense control through competitive bidding of utility contracts; no expense figures published.[43]
  • Collections (undated, firm claim): Firm said that six months after taking over a 300+ unit portfolio for an individual investor, monthly collections rose by over $100,000 (58%) and occupancy went from 79% to 98% (undated; published by 2014).[43]
  • Retention and renewals (undated, firm claim): No renewal or retention rate published. Anterra's leasing job postings say leasing staff handle renewals under a company Lease Renewal Policy and contact every resident who gives notice to vacate to try to convert them to a renewal.[64]
  • CapEx (undated, firm claim): Firm says it has repositioned more than 4,000 units with over $30 million of capital improvements (cumulative, undated)[8]

  • Takeover of a 300+ unit portfolio for an individual investor. Anterra says that within six months of taking over management, monthly collections rose by over $100,000 (58%) and occupancy went from 79% to 98%. Undated; published by 2014. Firm's own claim.[43]
  • Palo Alto Apartments repositioning, Dallas. An archived Anterra page claims a 200% NOI increase at Palo Alto Apartments after a renovation it managed. Undated. Firm's own claim.[44]
  • Acquisition advisory for clients since 2010. Anterra says its acquisition advisory work since 2010 led clients to buy seven properties totaling 1,600 units, with combined purchase prices over $100 million. Firm's own claim.[8]
  • Purchase and management for a Dallas non-profit affordable housing corporation. Anterra says that in 2001 it handled an apartment purchase for a Dallas non-profit affordable housing corporation, including tax-exempt bond financing, and then took over management.[45]
Our notes on performance and fees

No independent performance data was found. All figures below are the firm's own marketing and could not be checked.

An undated client testimonial on Anterra's website says the firm held occupancy in the mid-to-high 90s on one investor's Dallas properties while pushing rents. The firm also says it has repositioned thousands of units with tens of millions of dollars in capital improvements, and that post-renovation rents usually beat the pro forma.

Older marketing, preserved in web archives, gives a few more specific claims. A flyer online by 2014 said NOI across the whole managed portfolio rose in 2008 versus 2007, crediting rent increases and competitive bidding of utility contracts. The same flyer said that after taking over one investor's portfolio, Anterra sharply raised occupancy and monthly collections within six months by replacing site staff and marketing harder. A 2016 page claimed a large NOI increase at one Dallas property after a renovation. These are single examples chosen by the firm, and most are more than a decade old.

Anterra publishes no resident retention or renewal rate. Its leasing job postings describe the process instead: leasing staff follow a company lease renewal policy and contact every resident who gives notice to try to win a renewal. No public data was found on unit turn times.

Anterra does not publish a fee schedule. The only public example found is in SEC filings from around 2000. Those filings report the dollar amounts of property and construction management fees Anterra earned from one San Antonio apartment partnership. The partnership was an affiliate, so those fees may not match what Anterra charges outside clients.

Our notes on technology

Anterra's job postings ask for Yardi Voyager experience for accounting and site staff. Listings for its properties point residents to Yardi's RentCafe portal. Owners get reports through a file-sharing client portal hosted on Files.com (formerly BrickFTP).

The firm markets an in-house platform called AnterraEdge. It describes it as bundling a leasing CRM, invoice processing, online reputation management, resident utility management, rent optimization software and a business intelligence tool with real-time dashboards. It does not name the vendors behind the CRM, the rent optimization tool or the other pieces, and no job posting or vendor page we found names them. A testimonial on FacilGo's website, attributed to an Anterra executive, says Anterra uses FacilGo's renovation management software.

On integration, the firm says AnterraEdge runs accounting, leasing, rent processing and facilities work in one software system, and that its lead sources feed straight into the CRM. No public API or owner data feed was found, and Anterra is not named on the Yardi, Funnel or EliseAI partner pages we checked. Owners who need data in their own systems should ask what exports are available.

The CEO has said he plans to invest in technology and AI. His 2026 conference bio says he is evaluating where AI and automation can reduce workload and improve leasing. In a 2026 LinkedIn post he welcomed a summer hire with an AI and machine learning background, saying it fits where the firm is heading. No specific AI tool or vendor is named. Anterra is not named in the RealPage rent-pricing lawsuits.

Anterra's older website describes winning a large Dallas-Fort Worth portfolio from an individual investor in late 2000, and in 2001 buying and then managing an apartment community for a Dallas non-profit affordable housing corporation. Frontline Holdings acquired Anterra around 2018.

The firm's own unit claims, taken from archived copies of its website and its 2026 press release, show a drop between 2020 and 2021, a flat stretch through 2023, and then growth in 2024 and again by early 2026. These are self-reported figures, not audited counts. The firm's current About page still shows an older, lower figure than its 2026 press release.

The main recent event is the CEO change at the start of 2026, when the firm said it would invest in technology and centralized processes. Its 2026 job postings say it is in a significant growth phase, adding institutional and private clients and building its team to match. The firm publishes no headcount history, and no Texas WARN layoff notice was found. No public announcements of specific new management contracts, lost clients or new markets were found. No assets-under-management figure was found for Anterra or its parent.

Ownership changes

  • 2018-04 · acquisitionFrontline Holdings, a private multifamily investor and operator, acquired Anterra; GuideCap Partners advised Anterra. Frontline Anterra, LLC was formed in Texas on April 6, 2018 and registered Anterra Management Corporation and Anterra Realty Corporation as assumed names on April 11, 2018.[27][28]

SEC filings describe Anterra as a firm formed by former executives of Murray Properties Company. It began providing management services to Murray-sponsored real estate partnerships in 1990. Some of those partnerships had Anterra-affiliated general partners, so early on Anterra managed buildings its affiliates helped control. Older records name Richard E. Hoffmann as president and owner.

Around 2018 Anterra was acquired by Frontline Holdings, a private multifamily investor and operator. GuideCap Partners, which advised Anterra on the deal, reports the sale. Texas records show Frontline Anterra, LLC formed in April 2018 and registering the Anterra Management Corporation and Anterra Realty Corporation names days later. Two Frontline Holdings co-founders, Collier Gregory and Travis Putnam, sit on Anterra's advisory board.

Today the firm describes itself as serving individual and institutional owners as a third-party manager. Because its parent also owns apartments, owners may want to ask whether Anterra manages Frontline-owned properties alongside theirs.
