The firm describes itself as focused only on property management, without a brokerage or development arm. Its services also include acquisition due diligence, underwriting, accounting and renovation supervision for clients.

About the leadership

Bryan Kerns, CPM, is CEO and principal. He started in apartment maintenance in 1977 and was a vice president at Performance Properties Management Corporation before joining Tipton.

Kelly Miller, president, joined in 2007 after roles at JMB and First Worthing. Tammie Varela, executive vice president, joined in 2003 from Hall Financial, Centerfirst Management and JG Jones Management and oversees several operating portfolios.

Regional leadership includes Amy Bartlett, Brandon Kerns and Patrick Kerns as regional vice presidents, all of whom rose through the firm's own ranks. Steve Polly has led Houston since 1998, and Janelle Rogers oversees North Texas communities. Sheri Kerns focuses on business development and client relations.

Our notes on performance and fees

No independent, portfolio-wide operating data such as occupancy, rent growth, NOI, collections, retention, turn times or capital spending was found. The firm is private and does not publish these figures.

The firm's own case studies give single-property examples. At Trails at River Park in Arlington, it says it evicted long-delinquent residents, increased collections, raised market and effective rents, lifted economic occupancy from about two-thirds to the mid-to-high 90s and cut annual operating costs by renegotiating a bulk TV contract, which it says produced a significant NOI increase. At The Paragon @ Kierland in Scottsdale, it says unit upgrades supported rent premiums and that occupancy, rents and NOI rose before the sale. At One Summerside Place, a Dallas office building, it says it raised occupancy from 65% to 95% within 14 months in 1991-1992. These are the firm's claims and cover older, individual assets.

HUD's physical inspection (REAC) scores for the two HUD-insured communities it manages were in the 90s in 2024, per HUD's multifamily data.

The firm does not publish its fee schedule. The one public record found comes from a former client, Pure Multi-Family REIT LP, whose annual reports list the property management fees Tipton charged it each year from 2013 to 2017. Those fees were paid by the owner, and the reports give dollar totals, not a percentage rate. In 2017 Tipton also charged Pure separate due diligence and acquisition analysis fees on properties Pure bought.

Job postings ask for experience with RealPage OneSite, and the firm's property websites send applicants to RealPage online leasing. Staff bios say the firm converted its accounting and property software from Skyline to RealPage. Property websites run on the Apartments247 platform. At least one property website says applicants' identity and income are verified through Vero.

Several of its Dallas-area property websites, including Modena, Creekstone, Stone Ridge and The Hathaway at Willow Bend, load Knock's contact and tour scheduling widget, which points to Knock as the leasing CRM.

A staff bio says the firm manages online reputation for its portfolio through Reputation.com. Vendor insurance compliance is run through Compliance Depot, per the firm's vendor page.

The firm's website lists AI screening tools, AI revenue optimization, centralized prospect management and real-time pricing integration with internet listing services among its management tools, but does not name the vendors behind them.

The firm expanded from Dallas into Houston in 1998 and later into Austin and San Antonio. It managed a Scottsdale, Arizona community from 2010 to 2014.

From 2012 the firm managed properties for Pure Multi-Family REIT LP, a Canadian-listed owner of US apartments. In May 2017 Pure announced it would take management in-house, and its annual report says Tipton's role as property manager ended on September 30, 2017. Several Tipton executives, including a senior executive, left to run Pure's new management arm.
