Sentinel Peak Capital Partners is a Dallas-based private real estate investment firm founded in 2015. It buys older Class B apartment communities in Texas, renovates them and runs them. Day-to-day operations are handled by its in-house management company, Summit Property Management, which also works under the Summit name on property websites and job listings.

For a lender or owner, the firm to vet on site operations is Summit. Sentinel Peak is the owner and sponsor; Summit is the manager.

The association's own announcements list Summit among its Top Employers in the medium-size management company category in 2024, 2025 and 2026. NAA defines that category as firms with 101 to 500 employees, which gives a rough sense of Summit's size; no exact headcount is published. A Summit employee was also named a 2025 Texas Apartment Association Room to Grow Ambassador.

On December 28, 2025, an accidental fire at The Garrison on Whitehurst Drive in Dallas destroyed one building's units. Two residents were hospitalized and residents were displaced. Fire officials said it started on a first-floor balcony where combustibles were too close to a heat source.

No lawsuits, fair housing cases, regulatory actions or bankruptcy filings naming Sentinel Peak Capital Partners or Summit were found in federal court records or news. A federal case in Arizona names a different company called Sentinel Peak Capital LLC.

About the leadership

Rick Chesney and Ryan Beaupré are co-founders and managing partners. Chesney previously worked in Goldman Sachs' real estate finance group in Dallas, in special servicing at J.E. Robert Companies, in asset management at Cole Capital and on the debt platform at Holliday Fenoglio Fowler. Beaupré came from sports and entertainment investment banking and sales and marketing roles with the NBA and NFL. He is also a partner in Ridge Construction and a co-founder of Relay, a construction draw software company.

Char McCurdy is chief operating officer and has been with Summit since 2018, according to a third-party org chart. She was named president of Summit in the 2025 third-party announcement. She holds the CAPS designation, previously worked at Madera Residential and has led the Fort Worth and Dallas apartment associations. For 2026 the National Apartment Association lists her as a regional vice president and chair of its membership committee.

Kevin Rabe is chief investment officer. His public profile shows him joining Sentinel Peak in 2018, after an MBA at Rice University, and rising from associate through acquisitions roles. Trevor Lyon joined in 2024 as chief asset management officer after 17 years at C-III Capital Partners. Leslie Malaise joined in 2024 as chief accounting officer; her public profile lists controller roles at Quarterra, Lincoln Property Company and Marriott.

At Summit, April Royal is vice president of client relations, the likely contact for third-party business. She has more than 25 years in apartment management, including vice president roles at Capstone Real Estate Services and Birchstone Residential and earlier work at Knightvest Management, WRH Realty Services, Miles Properties and Flagship Properties. She is the 2026 president of the Fort Worth Apartment Association (Apartment Association of Tarrant County).

Hannah Lahr is director of training; her public profile lists earlier roles at Dominium and Lincoln Property Company. Summit lists several regional managers and a regional maintenance director, Robert Madrulli.   • The Reese at Eastchase, Fort Worth. Distressed 1984-built community bought off-market in September 2023 with many uninhabitable units. The firm reports occupancy rose from 65% to the mid-90s, collections from 75% to 95% and bad debt from 15% to below 3% by year-end 2024.[35]
  • The Admiral, Euless. 1983-built community bought in March 2024 with occupancy in the mid-80s and bad debt near 15%. The firm says it cleared vendor payables and liens, reset collections, repaired exteriors and returned about 50 offline units to lease.[32]

Our notes on performance and fees

The firm does not publish portfolio-wide operating results. Its own case studies describe turnaround results at individual properties, and these are the firm's claims, not independent data.

At The Reese at Eastchase in Fort Worth, bought distressed in 2023, the firm reports occupancy, collections and bad debt all moving to healthy levels by the end of 2024. At The Cove in Houston, taken from a lender in 2024, it reports a similar recovery in occupancy and strong collections. At The Admiral in Euless, bought in 2024, it describes clearing unpaid vendor bills and liens, returning offline units to lease and then cutting operating expenses, without publishing figures. Case studies for two sold properties, Forest Ridge in Dallas and The Junction in Arlington, do not publish return figures.

One capital project is described in public. At The Haven at Chisholm Trail in Fort Worth, the firm installed fiber WiFi in every unit and charged residents for it. An article written by a WiFi vendor says this added steady extra income and raised the sale price when the firm sold the property in 2025. The cost of the project was not published, and these are vendor and firm claims.

A customer story from software vendor EliseAI describes Summit as running a lean, centralized services team that supports on-site staff, with a small central team handling late-rent recovery. The vendor credits its tools with recovering overdue rent, cutting the time to resolve maintenance requests and screening out calls that were not true emergencies. EliseAI also says Summit's resident retention has risen, partly because of time saved by its tools, but gives no retention or renewal figures. These are vendor and client claims.

Resident fees are published. Three Summit-managed community websites, in Dallas and Fort Worth, list the same application fee per applicant, the same administrative fee at move-in, and the same one-time pet fee plus monthly pet rent. Our notes on technology

The firm runs on RealPage. It writes that Summit uses RealPage's AI tools for operations and invoice processing. Summit's job postings ask community managers for experience with OneSite, RealPage's property management system, and say leases are prepared in Bluemoon. Leasing staff are told to work leads through Knock, a CRM owned by RealPage. Its community websites send applicants to RealPage's online leasing system and residents to ActiveBuilding, RealPage's resident portal, for rent payment and maintenance requests.

Summit also uses EliseAI, an AI leasing and resident-communication platform, which it adopted in early 2024 according to the vendor. EliseAI's customer story names its leasing, voice (phone), delinquency and maintenance tools at Summit, used to answer prospect inquiries and calls, nudge residents with late rent and sort maintenance requests.

Utility billing and bulk internet run through Conservice. A Conservice case study says Summit handed it utility billing across the portfolio, and that Conservice's Onboard platform, which runs bulk internet programs at a number of Summit communities, connects directly to Summit's property management system to enroll and bill residents automatically. This is a vendor claim.

No public information was found on its revenue management or business intelligence tools, or on any open API of its own. The firm was not found among the companies named in the RealPage rent-pricing lawsuits.

The firm's own materials describe steady growth. Its first investment was Forest Ridge in Dallas in 2016. It has since bought and sold communities on a rolling basis: it bought The Haven at Chisholm Trail in Fort Worth in 2020, sold Forest Ridge and The Junction in Arlington in 2022, sold Eleven600 in Dallas in 2024 and sold The Haven in 2025.

From 2023 it leaned into distressed buys: The Reese at Eastchase in Fort Worth in 2023, then The Admiral in Euless, The Cove in Houston (taken from a lender) and The Garrison in Dallas in 2024. It added five senior hires in 2024 and started taking third-party management clients in 2025. Summit says it plans to expand into Arizona, Florida, the Carolinas, Georgia, Tennessee and Colorado. These plans are the firm's own statements and have not been confirmed by third parties.

Sentinel Peak is privately held and led by its two co-founders, Rick Chesney and Ryan Beaupré. The firm describes itself as vertically integrated: acquisitions, asset management, property management and construction oversight are done in-house. Summit Property Management is described as the management division of Sentinel Peak, and Beaupré's bio names him as a co-owner of Summit. The firm raises equity from institutional and accredited investors. No sale, merger or outside investment in the firm was found.

The firm historically managed only its own properties. In June 2025, Summit launched a third-party management division, so it now also takes management contracts from outside owners. Summit says it will take conventional, mixed-use, build-to-rent, student, affordable and 55+ properties. No tax-credit, HUD or housing-authority properties were found in its own portfolio.
