01Overview

LUMA Residential is a Dallas-based multifamily property manager. It began in 1984 as LumaCorp Inc., founded by Jim Mattingly. It took its current name in 2020, when LumaCorp formed a joint venture with Rockport Equity, a multifamily investment firm.

Besides property management, it offers construction and renovation management and asset management. Its headquarters is on Belt Line Road in North Dallas.

LUMA says it manages everything from essential housing to luxury apartments: urban, suburban, townhome and mid-rise. Its website lists only Texas communities, all in Dallas-Fort Worth. A 2025 Multi-Housing News profile also names Houston as a market. Many recent additions are value-add or newer properties bought by LUMA or its partner Rockport Equity, including Everra Midtown Park in Dallas and two Grapevine communities. In 2026 the firm set up a Luxury Division to grow its Class A holdings.

The firm's older focus was different. A 2012 Multifamily Executive profile described LumaCorp as owning and managing mostly 1980s Class B apartments for working-class renters, in Dallas-Fort Worth, Bryan-College Station and East Texas cities such as Lufkin and Longview.

No affordable housing work was found. HUD's databases of assisted and HUD-insured apartment properties list no property managed by LUMA or LumaCorp, and no LIHTC or housing authority work turned up.

Our summary

LumaCorp was one of many property managers named in Duffy v. Yardi Systems, a class action in federal court in Seattle. The suit alleges that landlords used Yardi's pricing software to coordinate rents. In March 2026 the judge dismissed LumaCorp and nine other out-of-state managers because the court lacked jurisdiction over them. That ruling did not decide whether the allegations were true.

No fair housing actions, regulatory penalties, Texas WARN layoff notices or data breaches were found.

About the leadership

Ian Mattingly is President and CEO. He is the founder's son. He joined in 2007 after working as a research analyst and broker at Apartment Realty Advisors (now part of Newmark) in several Western markets. A 2015 company release says he became President of LumaCorp that March.

Founder Jim Mattingly and Rich Kelly remain principals. Kelly joined in 1989 and handles asset management and financial reporting. He is a CPA and a Texas real estate broker. Anita Hord is Chief Operating Officer. She was a Regional Vice President at RPM Living as of December 2022.

Chantal Matteson joined in 2026 as Vice President of Operations for the new Luxury Division, placed by the search firm RCLCO. People-data profiles show her as a property manager at The Tipton Group from 2009 to 2014, then a regional manager and later Regional Vice President at Harbor Group until 2024, followed by a director of operations role at Cortland. Crystal Moya, also a Vice President of Operations, was earlier a Regional Vice President at The NRP Group and held roles at Vesta and Prospera. Mike Stephenson is Senior Director of Operations; he previously worked at BH, Lincoln Property Company, UDR and The Kimble Group.

The corporate team also includes Jennifer Grabham, Vice President of Accounting, who earlier held accounting roles at Greystar and Riverstone Residential Group. Lanie Lile directs marketing and brand management after marketing roles at Valiant Residential and Asset Living. Yamil Turner leads learning and development and held the same role at Elmington in early 2025, after training work at RPM Living. William Taylor is Director of Business Information Systems, Kristi DeCarlo is Revenue Manager, Jimmy McClung is Director of Facilities, and Robert Wiser is Director of Construction and Asset Preservation.

In the field, Allison Hamrick is Regional Vice President. Our notes on performance and fees

LUMA says its managed portfolio passed $1 billion in asset value in 2021. That is the firm's own figure.

In an August 2024 interview published by ResMan, a LUMA Vice President of Operations said the portfolio averaged more than 65% resident retention. The same executive said LUMA had achieved rent growth above 3% in a soft market, crediting its renewal process. No time period was given for either figure. Both are the firm's own claims, not audited results.

In an April 2025 Multi-Housing News interview, President Ian Mattingly said LUMA had kept net operating income stable despite falling market rents. He credited low vacancy, meaning fewer units to lease at the lower prices, and targeted investments in its properties. No NOI figures were given. In January 2026 he told Multifamily Executive that the firm puts protecting revenue ahead of cutting expenses.

No occupancy, expense, collections, turn-time or capital spending figures were found, from the firm, its partner Rockport Equity, its 2025 acquisition announcements or third parties.

No public information on the management fee LUMA charges owners was found. Its site does not publish fees, and no housing authority, public facility corporation, court or offering documents disclosing a LUMA management fee turned up.

Resident-paid fees are visible on listings for LUMA-managed communities. As of September 2026, RentCafe listings for Everra Midtown Park and Vue Live Oak in Dallas show an application fee range and monthly pet rent, and Vue Live Oak also lists a one-time pet fee. These are property-level charges and may differ across the portfolio.

Our notes on technology

LUMA runs on Yardi. A Yardi client story lists the Yardi products LUMA uses: Voyager Residential for property management and accounting, the RentCafe resident and leasing portal, RentCafe CRM Flex and Yardi Call Center for handling prospect leads and calls, RentCafe Chat IQ, an AI assistant that answers prospects and residents, Yardi Asset IQ for asset performance reporting, Yardi Revenue IQ for rent pricing, and Yardi PayScan for invoice processing. The list is published by the vendor, not by LUMA. The resident portal runs under Luma-branded login pages on Yardi's securecafe domain.

The same Yardi story says LUMA uses RentCafe Home IQ, Yardi's smart-home system for locks, thermostats and lighting. According to Yardi, LUMA piloted the devices in a few dozen units before planning a portfolio-wide retrofit, and uses them for self-guided tours and to manage air conditioning in vacant units. Yardi says Home IQ data moves to and from LUMA's other Yardi software. That is the only integration found, and it stays inside one vendor's suite.

LumaCorp was named as a defendant in Duffy v. Yardi Systems, which alleges that defendant landlords priced rents with Yardi's Revenue IQ software. That is an allegation in a lawsuit, and LumaCorp was later dismissed on jurisdiction grounds without a ruling on the merits. The firm also lists a revenue manager and a Director of Business Information Systems on its staff, and says it uses in-house utility management and centralized collections. No open APIs, in-house software or outside integration partners were found.

A 2012 trade profile gave LumaCorp's owned and managed portfolio across Texas, which gives an early reference point. The firm now reports its units to the Apartment Association of Greater Dallas, and its staff size appears roughly unchanged since 2012.

LUMA took on several new DFW communities in 2025: Vine + Vail in Grapevine in January, Everra Midtown Park in Dallas in April, and The Carter in Grapevine in May. The Carter was bought by Rockport Equity. In 2026 LUMA formed a Luxury Division aimed at Class A properties and hired a Vice President of Operations to build its team and evaluate acquisitions.

Growth appears to come mainly from acquisitions by LUMA's own affiliates rather than outside management contracts. The markets named in 2012 outside DFW, such as Bryan-College Station and East Texas, no longer appear on its site.

LUMA and Rockport share the same Dallas office address.

The model is both. LUMA manages communities bought by its own affiliates and by Rockport. Its CEO also sources and underwrites acquisitions for those affiliates. The company says it began by serving a select list of outside clients, and the founder's bio describes long-term work managing properties for investment partnerships he formed.
